I've lived here about two years. It's a luxury building for good value. They don't make a lot of buildings like this with reasonable rents.

BEWARE! Some units in Park Van Ness have a serious noise problem. I am unable to sleep in my bedroom (I have a one-bedroom apartment) due to loud intermittent rumbling noises likely coming from the attached parking garage. Units 104, 105, 204, 205, 304, 305, 404, 405, 504, and 505 likely experience this issue. My unit is among these units. Each of these is located close to the parking garage. I spent months trying to resolve this issue, only to be passive aggressively ignored by management for weeks at a time. At this point, it's looking like there's nothing the maintenance crew can do to fix the noise, because it's likely somehow coming from cars in the parking garage and, after several weeks (again), I haven't heard back about the issue that they're supposed to be helping to resolve. If you're looking at one of these units, I'd strongly recommend that you look elsewhere. Earplugs don't block this sound, and a white noise machine just doesn't help. I've tried!

I have lived at PVN for 8 years and do not plan to move. The Tenants are nice and friendly. The engineering staff excellent and the concierge coverage is good. Soon the pool will be repaired and enjoyable.
