Nashville’s average rent reached $1,394 in January after a 2.2% decrease since last year. With a renter share of 44%, Nashville is a desirable place to live and work in, with apartment prices above the national average of $1,392.
The average rent for an apartment in Nashville saw a smaller decrease compared to Franklin ($1,443), where prices went down by 4.7% since last year. On the other hand, in Murfreesboro ($1,176), rent went up by 1.8%.

What it costs to rent in the largest renter hubs in the Nashville area
The city with the largest renter share is Murfreesboro (46%), followed by Nashville, where there is a 44% renter share. Lebanon, with an average rent of $1,116, has the third largest share of renters (40%) and has experienced a rent increase of 3% since January 2020. In Smyrna, where 40% of the population are renters, the average rent is $1,106, going up by 0.7% in the past year.
