Heron Flats and Lofts

Lived here for a month and staff has been great. The floor plan leased has plenty of space and the amenities have good hours.

Good place to live

I love the Heron. It’s beautiful and has been the quietest, most respectful community I’ve ever lived in. For that reason, I highly recommend it. I had a problem with the indoor air quality though, as person that’s highly chemically sensitive even though it won a platinum award for green building. If you’re highly chemically/EMF sensitive, it might be a problem for you as well. Also, pollution from outside like scented laundry detergent and car fumes from the highly populated area got sucked right into my windows even 5 stories up, so I couldn’t get much relief that way and two air purifiers including a high quality one made specifically for chemicals didn’t solve the problem either so sadly, as much as I love this place, living here was hard on my health.

Overall, a good place to rent.

I moved to Heron couple of years ago and renewed the lease for another year considering the overall experience renting here compared to similar properties elsewhere. Rents in Redmond have gone up considerably since covid and it certainly reflects here. Any property has its positives and negatives, and fortunately, this property has more positives going for it. The good: 1. Good location with plenty of shopping and dining options within walking distance. 2. Secure garage with reasonable parking charges. Make sure you confirm your spot before moving in. 3. Decent amenities, including lockers for packages. 4. Good, responsive staff and property is maintained fairly well. 5. Close to 520 and Redmond Town Center. The not so good: 1. Noise - my windows face the street and it gets a bit noisy to keep the windows open in summer. Not an issue if your unit doesn't face the streets. 2. Storage - considering the floor space, it could've been a lot better. The storage solution has some questionable choices, for e.g., narrow doors for closets, doors opening into storage, etc. If you have a family or a significant other, you will need to get creative. 3. Sound isolation - sound isolation is good between units, but very poor between the hallway and the units. You can literally hear people conversing as you walk across the hallway. Overall, considering everything, it's a good place to rent. Walkable, good amenities, close to 520 and not very noisy. I checked out quite a few properties in Redmond and found a few good choices, including Heron and Carter (the adjoining property). Both are good and managed by the same company, but between the two, the Carter would be a slightly better choice.

Peaceful happy living

Clocking close to 1 year at this apartment and i have to started to feel a lot like home when i think of this apartment. I dont see any downside to the living so far. Favorite feature is the vaulted ceiling for me.
