I have lived here a year and a half. Very pleased with my 2 bedroom/2 bath apartment...rooms are huge! Very pleased with the office/maintenance timely response to my questions.

    5/5 Denzil L. on Jun 2, 2023

I've been here for just over 4 months, and in that short time The Grand Reserve has already far exceeded any other past complex that I have lived in. Value, community, location, etc. It's all quite wonderful.

Tips for renting in Canton, GA

When considering renting in Canton, GA, it is important to be vigilant about the terms of a rental agreement and the state ordinances for renters. The Georgia Landlord and Tenant Handbook is a great resource for renters in Canton. Renters should be aware that there is no maximum security deposit amount stipulated by Georgia law, and that their landlord is required to place their security deposit in an escrow account and inform the renter of its location in writing. Within three business days after a tenant moves out of a rental property, the landlord must inspect the premises and compile a thorough list of any damages to be charged against the security deposit. The renter then has the right to inspect the property within 5 business days of move-out to confirm that the list of damages is accurate. If a Canton landlord does not place the security deposit in an escrow account or does not provide inspection lists upon occupancy and move-out, the landlord legally forfeits their right to withhold the deposit.
