Due to high demand and my schedule, I cannot show the property to everyone. Please read the guidelines below to see if this home is a good fit. If you’re unsure, you may reach out, but priority will be given to applicants who meet the terms listed. Lease Details: First available: May 30 (currently occupied- no earlier move-in possible). Monthly rent: $2,950 Security deposit: $4500 (65% refundable, subject to standard wear-and-tear and lease terms). Tenant Requirements Minimum credit score: 700 Bankruptcies: Not accepted. Criminal history: Only minor infractions such as speeding tickets or similar- no serious offenses. Cosigners: Only accepted if they occupy the property with you. Occupancy limit: 7 persons maximum- no exceptions. PETS Allowed, up to 4 pets total. Nails must be kept trimmed. No aggressive breeds. Furniture & Amenities Furniture: Optional. You may use the existing furniture or leave it. No rent discount will be given for not using it, but I can remove it if requested. Pool: Pool fee: $600 per season. I open and close the pool for the season- you maintain it during use. Automatic pool robot included- I’ll show you how to use it. Pool is typically open about 3 months per year. Pool table: Included with the home- it weighs approximately 800 lbs and will not be removed. Location & Schools School district: Parkway High School: Parkway West Middle School: Parkway West Elementary: Claymont Utilities & Yard Care Utilities: Tenant pays electric, gas, and water. Landlord pays: Sewer and trash. Yard maintenance: Tenant-maintained. A local company charges about $40 per cut and is very reasonable if you’d like to use them. Other Policies Rent-to-own: Not available. Section 8 / vouchers: Not accepted. Selling: Not for sale- I am not interested in selling this property.
