What others love about this property:
Average At Best
Overall the Arbors On Forest Ridge is average. Have had many issues with trash collection but seems to have improved. Turn around time for maintenance repair is adequate but only for emergency issues. Current maintenance staff are struggling with back orders. Ammenity options are poor and lacking appeal. The pool only works about 25% of the summer for two years straight and the hot tub hasnt functioned in the seven years I’ve lived on property. Residents do not keep their dogs on a leash even though there are packs of coyotes living in the nearby woods and have been seen on property at night and in the early mornings. Reminders go out via email but violations are not handled or followed through upon. High turnover on management staff. Carpet hasnt been replaced in seven years. Rental rates increase each year but money is spent to improve asthetics and curb appeal instead of improving the residential lifestyle and ammenities for those who are long time residents such as myself. The itemized charges for over the top such as pest control which I’ve never seen on property nor have they ever entered my apartment. Im charged for a security device but forced to pay an additional cost for the service. The annual maintenance fee of $50 is an added fee that should be covered by the property owner and really only covers mowing the grass and picking up trash. All of these add up and have increased over the years in exchange for minimal reward to residents. The only reason I stay is because the cost to move is too expensive.
