Rent: $1,299 Deposit: $600 on approved credit Rental Qualifications: Credit History: All accounts are in good current standing. Credit score will determine the deposit. Rental History: At least 6 months of favorable rental history or home ownership. Friends or family are not valid rental history. Late payments, NSF, lease violations or evictions may result in denial. Less than 70% of on-time payments may result in denial. First-time renter program available with a 6-month initial lease term when all other requirements are met. Income: At least 6 months of consistent verifiable income. Gross monthly income must be 2.5 times the monthly rent. Examples: 30 days of most recent pay stubs from employer, new job offer letter-signed and dated, benefits award letter-dated within the last 60 days, Self-employed- must provide 2 most recent years of signed tax returns with Schedule C. Criminal History: All applicants (occupant or resident) will be subject to a criminal background check Pets: We accept a maximum of 2 pets up to 25 lbs. with an additional monthly Pet Fee of $30 per pet. All pets must be at least 1 year old. Proof of spaying or neutering and vaccinations are required. Breed restrictions apply. Utilities: Residents pay for PG&E (electricity & gas for the heater), a $20 monthly gas fee (building water heater), a prorated share of the water, sewer, and garbage, and a $4 monthly admin fee. The WSG charges are based on the number of occupants in the unit. It is a flat monthly fee of $56 for the 1st occupant and an additional $5 per occupant. Madison Arches is a smoke-free community.
