Dallas’s average rent was $1,250 in October

Dallas’s average rent reached $1,250 in October, after a 0.6% increase since last year. A thriving economic and cultural center and a renter household-majority city (59%), Dallas is a popular location to call home, with apartment prices below the national average of $1,464.

Dallas’s rent compared to surrounding cities

The average rent for an apartment in Dallas rose at a slower pace than its surrounding suburbs, such as Arlington and Fort Worth, where the average rate reached $1,077 and $1,162, respectively, after a 3.4% and 2.7% yearly increase.

What it costs to rent in the largest renter hubs in the Dallas–Fort Worth area

The city with the largest renter share is Irving (63%), with an average rent of $1,182 after an annual decrease of 0.7%. Second is Dallas with 59%, followed by Lewisville with 58% renter households. In Lewisville, apartment rents increased by 0.4% since last year, reaching $1,201. Euless, with an average rent of $1,185, has the fourth largest share of renters (57%) and has experienced a rent increase of 3.1% since October 2019. In Denton, where 52% of homes are renter households, the average rent is $1,231, going up by 2.8% in the past year. Out of the cities analyzed, only these have a renter household majority.

The priciest and cheapest cities for renters in the Dallas–Fort Worth area

Flower Mound is the priciest city for renters in the Dallas–Fort Worth area, with apartments renting for $1,605 per month. Frisco’s $1,408 rate is the second most expensive, while apartments in Grapevine ($1,403) come in third.  

For renters in search of budget-friendly apartments, Mesquite rentals are the cheapest in the area, with an average price of $1,016, followed by Arlington rentals, going for $1,077 per month. Garland apartments are the third least pricey on the list, with a $1,120 monthly average as of October. 

Methodology

RENTCafe.com is a nationwide apartment search website that enables renters to easily find apartments and houses for rent throughout the United States. 

The data on average rents included in our reports comes directly from competitively-rented (market-rate) large-scale multifamily properties (50+ units in size), via telephone survey. The data is compiled and reported by our sister company Yardi Matrix, a business development and asset management tool for brokers, sponsors, banks and equity sources underwriting investments in the multifamily, office, industrial and self-storage sectors. Fully-affordable properties are not included in the survey and are not reported in rental rate averages. Local rent reports include only cities with a statistically-relevant stock of large-scale multifamily properties of 50+ units.
