We have lived here now 5 years and have had barely any issues. While the latest management staff has been wonderful, the maintenance personnel leaves a bit to be desired. I have placed several tickets (smoke detector, light fixtures, stove, external light, debris) and have yet to have any of those tickets completed PROPERLY.

We've been in the complex since Feb 2019 and since then we've had somewhere between 5 and 7 different management staff members. Most of them were temporary, some of them tried to assist but many had no clue of what they needed to do for us, as a whole. During one of those temporary staffing situations my husband and I completed renewal applications 5 times in as many months because no one could find the previously completed applications. We've not had proper maintenance in more than a year, at times the garbage is a smelly eyesore, the gates have not worked 100% in more than two years. We have the homeless roaming through here on a regular basis, so much so, if we didn't know better, we would think that they are actual tenants. More and more vehicles are getting broken into and my concern is that the apartments are next. I shared with a neighbor last night and I said I feel like we have been abandoned and are being neglected because NRP has so many other new builds that they are focused on. Even with that, we believe your current staff is capable of doing the job, however, I pray for them because I feel as if they have been setup to fail. That's unfortunate. Let me make it clear before the mind goes to a "pandemic" response, ALL of this started before the pandemic. This all started shortly after Ms. Tammy left on medical leave the first time and the young lady that was her CA was unprepared to handle the dual responsibility of Race Street Lofts and Terrell Homes. Do better NRP Group, and start doing better now.

We've been here since February 2019 and have gone through several (more than 4) management teams. This last two years have been the worst. We understand that the pandemic has caused a lot of uncertainty and upheaval in many areas and industries, but we have had to endure the trash sitting, overflowing, for more than a week. There has been no regular maintenance person on site, no regular management team on site and everyone who has been in the management seat, passing the buck. The grounds have not been properly maintained and the dog rules have not been enforced. The gates, both the vehicle and people, are a joke. All of them need to be replaced and the code updated. We regularly have homeless people going through the garbage because the gates were left open. Some of the walk-thru gates don't close all the way. At one point the gate code was posted on the office door by the management team in place because they didn't want to accept packages for tenants. The walls haven't been power washed the entire time we've been here, there are cobwebs and hornets nests all over the property. The lighting at night is not sufficient.

The staff has been great, my husband and I adore Ms. Tammy. There are a few 4 star ratings and there are simple explanations: 1. with everyone home right now, parking has been a bit iffy at times. Seeing our lot at capacity is a bit odd to me. I'm sure it's just a circumstantial thing and not a norm. 2. I rated the Amenities 3 stars only because I can't use the gym on the weekends or after work. 3. The maintenance guy is wonderful, my issue is with the landscapers. Some of the areas they cut don't look to have been cut, it's just more like they kicked up the debris in the grass. 4. Great location for the husband and I, but I don't always feel safe with the homeless people that happen to get inside our area from time to time and rummage through the garbage.
