The size of an apartment is one of the most important features when choosing a place to rent. And, as we’ve been spending more time at home in recent years, space has become even more valuable. But, if you’re looking to move and hoping to get as much apartment space as possible for your money, note that the size of rental apartments can vary widely in the state of Florida.

So, as the busy renting season kicks off, we wanted to make your search a little easier by researching the amount of space you could get for the average monthly rent in Florida, which is around $1,700. While $1,700 would get you around 948 square feet in the top 100 most populous cities nationally, the average apartment space in Florida for this price is a little less — 919 square feet.

Specifically, of the 99 cities we analyzed, you can get an apartment larger than 900 square feet for $1,700 per month in 56 locations. Granted, the size of apartments you can rent on a $1,700 budget in the Sunshine State varies from 506 square feet in Coral Gables to more than twice as much space in Panama City (1,356 square feet).

Top 5 Cities with Most Apartment Space for $1,700

The most spacious rentals you can get for $1,700 in Florida are located in northern Florida in Panama City, which offers a generous 1,356 square feet of space. Titusville apartments are the second-largest with 1,336 square feet, while the third-largest are in Ormond Beach with 1,324 — both located in central Florida.

Apartments for rent in Winter Haven come in fourth, offering no less than 1,322 square feet. The fifth-largest apartments you can rent for $1,700 are in the state capital, Tallahassee, where you’ll get 1,262 square feet of living space.

Top 5 Cities with Least Apartment Space for $1,700

The places with the least apartment space for $1,700 are typically near popular beaches in south Florida, the most expensive part of the state. Here, the demand is very high and the space is rather limited in the MiamiFort LauderdaleWest Palm Beach metro, where apartments with a waterfront or within close proximity to the beach come at a premium. As such, the space you’d get here is significantly smaller than in other areas further north or inland.

Meanwhile, in the affluent Coral Gables, you’ll only be able to rent about 506 square feet of apartment space for $1,700. Similarly, on the same budget, apartments in Miami Beach will be less than 600 square feet. Popular retirement destination Boca Raton has the third-smallest apartments for $1,700, averaging 640 square feet. It’s followed by Doral with 660 square feet and Dania Beach with 669 square feet.

What You Can Rent for $1,700 in the 3 Largest Florida Metros

In the Miami-Fort Lauderdale-West Palm Beach metro, the most spacious apartments are found in the southern Miami suburb of Homestead, where you can rent an apartment with 1,157 square feet for $1,700. Lauderhill and Lauderdale Lakes come next, with 1,109 and 996 square feet, respectively.

At the other end of the spectrum, we find Boca Raton, Miami Beach and Coral Gables, where apartment space is pricier. Interestingly, Miami is not among the top 10 least-spacious apartments in the metro, as $1,700 will get you an average of 734 square feet in the largest Florida city.

In the Tampa-St. Petersburg-Clearwater metro, the most spacious apartments are found in New Port Richey, with an average of 1,238 square feet for $1,700. Conversely, St. Petersburg apartments are the smallest, with an average of 823 square feet. Apartments in Tampa — the main city of the metro — landed in fifth place, with an average of 879 square feet for $1,700.

In the Orlando-KissimmeeSanford metro, Maitland apartments are the smallest, with an average of 844 square feet, followed by Orlando apartments with 918 square feet in the same budget. However, Longwood apartments are the largest, averaging 1,168 square feet for the same amount.

Methodology

RentCafe.com is a nationwide apartment search website that enables renters to easily find apartments and houses for rent throughout the U.S.

To compile this report, RentCafe.com’s research team analyzed Yardi Matrix apartment size data and average rent prices. State average rent and apartment size information are based on multifamily properties of 50 units or more across the entire state of Florida in cities with a minimum population of 10,000.

The average apartment space per $1,700 of rent was calculated by dividing $1,700 by the average cost of rent per square foot in each of the 99 cities studied, ensuring a statistically relevant sample size of apartments.
