The staff at 1856 Apartments are incredibly helpful, professional, and friendly. They answered all my questions during the leasing process and made moving in super easy. I’ve really enjoyed living here so far. The new amenities are honestly the best in San Marcos. The property has brand-new pickleball courts, a basketball court, updated pools, outdoor grills, a fully equipped fitness center, and plenty of green space. It’s a great community feel and there’s always something to do. The property is very clean, well-maintained, affordable, and feels safe. The lighting, grounds upkeep, and overall environment make it a super comfortable place to live. Overall, 1856 Apartments has been a great experience. It is msafe, clean, affordable, quiet, amenity-packed, and managed by a team that truly cares about the residents.

Since the new ownership took over in Fall of 2025. The property is being transformed. Tons of new amenities added! 4 pickleball courts, 2 basketball courts, playground, dog park, 2 pools, bbq areas, new fenses! New parking lot, new siding and paint! Loction is super convenient right off I35. Can get to anywhere in minutes. Super safe, clean. Friendly staff and they gets to work orders super fast. Has everythitn the new properties have for a fraction of the cost. Residents have lived here for 10-20 years which speajs to the quality and value.

I’ve really enjoyed living at The 1856. The amenities are great for the price—having two pools, a fitness center, and the sports courts gives me plenty to do without having to leave the property. The apartments are a good size, the layout works well, and the location off I-35 makes getting around easy. Overall, it’s been a solid value and I feel like I’m getting a lot for what I pay.
