Individual property staff do their best to keep the property clean and are friendly. Maintenance is usually great, they are timely and efficient. The cleaning staff keeps the apartments complex in very good condition. MAA as a parent company though, doesn't do much to address the actual issues are their properties. Elevators are always broken for extended periods of time, the key fobs to get into the garages and stairwells will often stop working for days at a time until they get around to fixing it. The package rooms often will have electrical issues not allowing us access or couriers access. Yet they continue to raise the rent every single year without actually making any updates or fixing any of the continuously ongoing issues the apartment complex faces. Very frustrating.

Great location in uptown, although it is time-consuming to get in/out of the parking garage back alley because of traffic, traffic light, and current construction. Water pipes have leaked on my car from the parking garage, causing stains that I cannot get off my car!!!

While the units themselves were relatively nice and the location was great, the building failed to live up to my expectations due to numerous institutional failures that were out of my control. The primary issues included having a dysfunctional door lock that would cause me to be locked out of my apartment, and secondary issues that proved to be disruptive to daily living included frequent elevator malfunction and fire alarms that would randomly go off in the middle of the night on a monthly basis. When these challenges arose, the MAA Katy Trail was oftentimes unhelpful and unwilling to compensate the residents for such difficulties. Overall, the property itself and location provided reasonable value to compensate for other major weaknesses, but for the price that I paid, I was quite disappointed in the end.

If you're considering living at MAA Katy Trail, do yourself a favor and look elsewhere. The problems here are not just cosmetic or occasional—they’re deeply rooted in mismanagement, questionable legal practices, and a clear disregard for residents' rights. To start, the management team consistently demonstrates a lack of professionalism and basic knowledge about tenant law and fair housing standards. It's not just incompetence—it's negligence. There have been multiple instances where MAA has brushed up dangerously close to HUD violations, especially concerning accessibility and fair treatment. Whether it's ignoring reasonable accommodation requests or failing to meet basic habitability standards, MAA seems either unaware of or indifferent to federal housing laws. The property may look attractive on a website, but don't be fooled. The quality of construction is cheap, and it shows. Appliances break often, soundproofing is nearly nonexistent, and maintenance is painfully slow to respond—if they respond at all. You’re paying a premium price for subpar living conditions, all while management operates with an alarming lack of accountability. In short, MAA Katy Trail is a textbook example of how a real estate investment company can prioritize profit over people. If you're looking for a safe, respectful, and law-abiding place to live, keep looking!!!

Our elevator as been down for 3+ months and has no timeline to be fixed. They installed a porta-potty right behind the building. Our fire alarm goes off randomly once a month. This building continues to increase rent despite doing nothing about the decline in quality of living.
