Effectiveness of property management has overall gone down. Issues like the call box being down fkr months at a time, snow removal taking longer than all other properties on the block, and weeks to stop the fire box warning sound suggest that tenants are not a priority anymore.

Never wrote a review before but I feel compelled to do it now and maybe protect future renters. I had a very disappointing experience renting from The Policy. Despite paid rent on time, kept the place clean, and followed every rule when we left, I’ve been waiting over three months for any noticed and/or my security deposit money back. No DC rules followed here. I’ve called, emailed, and followed up multiple times with no response. It’s extremely frustrating after doing everything right as a tenant. Urban Investment Partners, that manages the community, is even worst. Multiple messages with no answer. I just want to know the status of the money. I would not recommend renting from this landlord unless you’re prepared to chase down your own money. It has been impossible to establish and maintain consistent communication channels with the appropriate personnel at The Policy or The UIP Companies to effectively advance this resolution. Considering that the lease agreement formally concluded more than ninety days ago, a duration significantly exceeding both customary practices and the legally mandated timeframe for such returns, this protracted delay is wholly unacceptable. The sum involved may not be substantial in the broader context, but it represents funds paid in good faith, and I will expect the same level of integrity and promptness in its return.

Lived here for 3 years and love it. The building is well maintained and everyone is very friendly. Love the location, and appreciate that the building is rent controlled! Quick walk to parks and everything you need, but still very quiet location.

Great location, close to 18th street/Kalorama/Rock Creek Park/Dupont. No real amenities to speak of so look elsewhere if you want an outdoor area, roof deck, gym or parking. Building is in good condition for its age, although badly in need of a renovation. Maintenance is generally OK; they are quick to respond and generally repair well, but it would be nice if they gave a heads up before arriving. The head property manager Nichole is good, but after her it drops off quickly, with a lack of courtesy and thoughtfulness.

late response or no response to maintenance requests no notice about when vendors will arrive most vendors do the job poorly or incorrectly so that another vendor needs to come most issues remain unresolved even after weeks of back and forth over email and the portal
