We were promised that the HVAC System would be checked out (as we knew there were problems) by the leasing representative, brought up to working standards and that we be given a maintenance schedule so we would know how to maintain it. We kept asking if and when they were coming out for months with no answers, Finally, we hired a reputable AC company ourselves only to learn that one of the 3 roof top systems was completely burned out, one had been turned off due to heater core being rusted out and the 3rd appeared to have never even had a filter changed. Over $22,000 later, at our expense, we had 1 new HVAC unit, the other 2 cleaned (probably both have outlived their life span) and still need a heater core replaced. The Owner has refused to compensate us in any way. In fact, our rent went up supposedly due to "their" increased management and maintenance cost which we have yet to see any benefit from. Personally, I would just say "lessor's beware" of misleading promises or outright lies by this Landlord or it's representatives. Make sure everything they promise is on the lease before you sign as it is the most one-sided lease you will ever enter into.
