Thank you for your interest in our rental home. We welcome responsible pet/animal owners! Please review the pet/animal criteria and fee structure below before submitting your rental application.
1. General Acceptance Criteria
Animal Types: We allow dogs and cats only.
Approval: All pets and animals must be disclosed on the application and pre-approved before entering the property. Animal applications are reviewed and approved through our third-party screening service, PetScreening.
Quantity: A maximum of 2 pets are allowed per household.
Breed Restrictions: None. We do not restrict animals by breed. However, all residents with pets are required to carry animal/canine liability insurance of $100,000, in addition to the required renter's insurance policy of $300,000. This coverage may be included in your renter's insurance policy, or you may purchase a separate, stand-alone policy.
Documentation: Applicants must provide current vaccination records, a photo of the pet, and proof of city registration and city licensing.
2. Schedule of Pet Fees
Pet-related fees are charged per pet as follows:
Pet Screening Fee: $25 per animal (non-refundable fee paid to our third-party screening service, PetScreening).
One-Time Pet Fee: $400 per pet (non-refundable fee).
Monthly Pet Rent: $20 per pet (added to your standard monthly rent payment).
3. Community Rules & Expectations
Approved animal owners must adhere to the following community standards:
Leash Law: Animals must be on a leash at all times when outside the rental unit or in common areas.
Waste Disposal: Owners must immediately pick up and properly dispose of all pet/animal waste.
Behavior: Animals must not disrupt neighbors. Continuous barking or aggressive behavior will result in a policy violation.
Supervision: Animals cannot be left unattended on a patio, porch, or in shared yards.
Service & Maintenance Visits: All animals must be secured during maintenance visits and on your scheduled lawn-care service day.
Unauthorized Animals: Any animal that has not been disclosed and approved is subject to charges and removal as described in your lease.
4. Assistance Animals
Exemptions: Properly documented service animals and emotional support animals (ESAs) are not considered pets and are not charged pet fees or pet rent.
Verification: Assistance animals must still be processed through PetScreening, with the appropriate documentation submitted to qualify for ESA or support-animal status.
