Great location

The property is in a great location between downtown Austin and downtown Round Rock. The units are nice and renovated, but some community standards seem to lack (cleaniless around the trash compactor and neighbors who leave their trash strung out across the foyer). The noise in the community is quiet for the most part, unless you live on the Parmer Ln side of the property. The dog park could use lighting for those people who work longer days and have only the evening to take their pups out. This property could be really great, but needs a little more TLC. It is still pretty complex and the pool is clean all year round!

Family Friendly and Affordable

This place is safe, a great value, and is family friendly. There are long-term residents who have lived here for a decade or more. There are middle class families with young children. Maintenance keeps the place in good order, and neighbors are respectful. I am moving to downsize, but the rent increase for this year was only $35.00. The gym is second to none in the variety of equipment. I was very much inclined to renew my lease. I will miss this place. When the ice storm hit, staff were proactive to lay down salt on stairwells in advance to prevent ice build-up. The maintenance team mows and edges the property every Thursday. My only complaints are very minor. Valet trash does not always come when scheduled, but a walk to the dumpster never bothered me. The apartment breezeways are not kept clean unfortunately.

Settlers Ridge: My honest thoughts

Noise is very loud from nearby Parmer Lane. $50 dollars a month for an additional parking spot (total 2) is rent seeking. Charging me for having postal mail via the often malfunctioning storage locker (with no option to opt out for normal delivery) is rent seeking. Not giving me the option to opt out of trash valet services (im completely capable of taking out my own trash) is frustrating as well. That said the maintenance team is always very responsive, helpful and unfortunately probably under paid.

Its Amazing!!

I`ve lived here for about 3 months now and it`s been wonderful. The front office is always welcoming and friendly, maintenance is always on top of it, and the neighborhood is friendly and safe!
