The Best of Society Hill/Old City at an Affordable Price

We have lived here for 5 months after previously having an apartment in the building for two years. It is a fantastic location for taking advantage of all that Society Hill and Old City have to offer. We have an affordable apartment with great views of Philly to the south and east. It is also very convenient to have the parking on site, as my wife drives to and from Temple. Everyone in the building is very friendly; we met more people here in 5 months than we did in 2 years in a much larger building in Cambridge, MA. And having Frieda's in the building is a huge plus. Can't say enough good things about 320 Walnut Street.

HVAC System doesn't work

I have been living with space heaters in the winter for 10 years, because the HVAC's freeze in cold weather and can't warm your apartment. Rent increase is usually 5% per year.

Apartment is way over market. HVAC leaks, sink leaks, entirely overpriced. There are much better apartments for the price in the area.

No viable heating

Once it gets cold the HVAC freezes, and you better have space heaters or you will freeze. According to the HVAC company, it is unfixable because the HVAC is on the roof, and it freezes. Also, in order for your HVAC to work, you need everyone on your floor turning their HVAC on, or there won't be enough energy to get the HVAC going. I use space heaters in the winter, because I got tired of returning to a 59 degree apartment at night.
