Here’s How Self Storage Rates Compare In Greater Austin’s Biggest Cities

The vibrant region of Greater Austin, where the urban sprawl meets the charming Texan countryside, is a veritable magnet for people from all around the state and even the country.  Known as a center for technology, innovation and entrepreneurship, Greater Austin is home to numerous tech companies, startups and renowned research institutions, attracting a highly skilled workforce. Being a world-famous cultural hub and an outdoor paradise only adds to its appeal.

Boasting a burgeoning population (it registered 51K newcomers in 2022 alone, according to the latest estimates from the US Census) and a thriving economy, it comes as no surprise that the demand for self storage in Greater Austin area has surged in recent years. Fortunately, the local sector is more than capable of meeting the local demand. The cost of renting a unit varies across the metro area’s major cities, so here’s a rundown of self storage costs in Greater Austin’s top 20 largest cities.

Self storage prices in Austin are under the national average

Self storage has been very popular in Texas for decades and the local market is well developed, which translates into street rates generally below the national average. Renting a 10’x10’ storage unit in Austin city proper falls at $121, while the national average for such a unit stands at around $127, according to Yardi Matrix data.

In a city as vibrant as Austin, the affordability and accessibility of self storage can really make a difference for both residents and the business community. Austin continues to expand its population and economy at a fast pace, which means that self storage is an important service for residents and local businesses alike. Newcomers relocating to Austin might rely on this service during the moving process, until they find a permanent place to live here, and beyond — for their continuing storage needs. Self storage is also making strides as a solution for small businesses to deal with the lack of storage space for their equipment or documents.

Fortunately, the self storage sector in Austin offers not only affordable street rates to customers, but it also ensures that supply meets demand, with almost 7.7 square feet of space per capita. On top of that, another 185K square feet of rentable self storage space is under construction and will be delivered in the near future.

Taylor and Manor, the least expensive for self storage in the Greater Austin area

Many of the other major cities in the metro area have even more convenient rates than Austin city proper, due to generally well-supplied markets. The least expensive suburbs in terms of self storage in Greater Austin are Taylor and Manor, where self storage rates hover at a little over $70 per month for a 10’x10’ storage unit.

Other larger suburbs in Greater Austin also offer customer-friendly prices. Renting a 10’x10’ self storage unit in Round Rock, for example, costs around $97 per month. The dynamic city has plenty to offer residents, from a diverse job market encompassing well-paying IT jobs to an affordable cost of living plus access to numerous leisure activities. Round Rock is also known as Texas’s sports capital, due to its 68-acre Multipurpose Complex holding turf and natural-grass fields suitable for a wide array of sports, plus the indoor Round Rock Sports Center. Seeing how many sports involve using different kinds of equipment, and, oftentimes, storing it at home can create clutter and overflowing closets, access to self storage is all the more important for Round Rock residents. The city, which currently has an inventory of about 2.1M square feet of rentable storage space, has another 42K square feet of new space planned to be constructed.

Georgetown, San Marcos, Kyle and Leander are also all hovering at a little over $100 per month for a regular 10’x10’ storage unit, while Cedar Park is slightly more expensive. Renting a 10’x10’ storage unit in Cedar Park hovers over $110 per month — this Greater Austin suburb also recently made it to the list of Texas’s best suburbs for a city-like lifestyle, so it’s definitely a desirable, sought-after location. The existing self storage inventory, at around 3.4 square feet of space per capita, thus explains the slightly higher self storage rates.

Buda registers the highest self storage cost among Greater Austin’s major cities: Renting a 10’x10’ storage unit in Buda, Texas, hovers around $144 per month. Lakeway also has relatively high self storage costs, at $130 per month for a 10’x10’ unit.
