Top trending cities to watch ahead of the 2026 rental season

As the 2026 rental season approaches, early signs of heightened renter interest are already taking shape across several U.S. cities. Specifically, Cincinnati, Atlanta and Minneapolis are the top three most in-demand cities in early 2026. In these cities, apartment searches, saved listings and favorited properties on RentCafe.com are rising months ahead of the traditional summer rush. 

Next, Washington, D.C. sees a small dip in rental engagement compared to one year ago and slides down to fourth position, as Baltimore rounds out the top five.

While renter activity usually cools toward year-end, these cities maintained strong engagement through the final months of 2025. Notably, that winter momentum hints at early competition and signals which markets could heat up quickly as the 2026 peak rental season nears.

In other words, it shows where demand is already building and giving renters a chance to get ahead by starting their search earlier and keeping options open.

So, as the rental season gears up and interest stays high even at the start of the year, which cities should renters keep an eye on heading into summer?

To answer this, we analyzed online engagement data from RentCafe.com, focusing on renter activity like saved searches and apartments saved to favorites in recent months. Then, by reviewing the most sought-after locations at the end of 2025, we identified cities that are expected to gain momentum ahead of the 2026 peak season.


For renters eager to get a head start, a closer look at regional trends highlights the Midwest as the top region they should keep their eyes on in 2026, claiming 11 spots in our top 30The South follows closely with 10 locations. Meanwhile, Western cities claim seven spots in our ranking, and the Northeast has two. 

Cincinnati is most sought-after city by renters in early 2026, followed by Atlanta and Minneapolis 

1. Cincinnati, OH

Renter enthusiasm in Cincinnati continues to climb in 2026, with more people actively searching for apartments and saving listings that match their preferences. As a result, the city has claimed the #1 spot on our list, signaling its status as the most popular destination for renters at the start of the year after jumping 10 positions since last year.

  • Page views increased by 3%.
  • Listings added to favorites grew by 81%. 
  • Saved searches jumped by 14%.

This demand is largely driven by renters relocating from high-cost, coastal metros in search of a mid-sized city with a robust job market anchored by health care, manufacturing and finance. At the same time, the revitalization of various downtown neighborhoods, as well as the riverfront, has made urban living in Cincinnati significantly more appealing than it was just one year ago.

Renters showing the most interest in Cincinnati were mostly based in Columbus, OH, with notable engagement also coming from Chicago and New York City.

2. Atlanta, GA

Atlanta’s rental market remains steady, with renters showing sustained interest through frequent searches and repeated visits to listings. Even as inventory tightens, engagement levels suggest that people remain determined to find a place in the city. Consequently, these patterns have nudged Atlanta up one spot from last year, keeping it a Southern powerhouse.

  • The city ranks sixth for total page views.
  • Saved searches remain as high as last year, inching up 1%.
  • Atlanta ranks second for total listings added to favorites.

Atlanta’s appeal is reinforced by its expanding job base in tech, logistics and film. Ongoing investments in intown neighborhoods have made the city especially desirable for younger professionals who valuwalkability and urban comfort. 

The bulk of Atlanta’s renter traffic stemmed from urban hubs like New York City, as well as fellow Georgia cities Marietta and Sandy Springs.

3. Minneapolis, MN

Renters in Minneapolis are becoming more intentional in their searches, by spending less time browsing and more time narrowing their choices. That evolving behavior has lifted the city four places in the national ranking compared to last year.

  • Minneapolis ranks ninth for total page views.
  • Listings added to favorites grew by 29%.
  • The city ranks fifth for total saved searches.

In this case, the city’s diverse economy — anchored by health care, major corporate headquarters and top-tier universities — provides a steady stream of students and early-career workers looking to get ahead of the rental season.  


4. Washington, D.C.

Claiming the fourth position, Washington, D.C., slid three spots since a year ago. But, while online activity eased slightly, interest in specific listings has remained steady, suggesting that renters are taking time to explore the expanded range of choices. 

  • The city ranks second for the number of saved apartments.
  • Listings added to favorites fell by 2%.
  • Based on apartment views, D.C. places sixth.

The nation’s capital benefits from a constant pool of renters associated with federal agencies, contractors and embassies. This “revolving door” of professionals ensures a consistent need for central apartments close to transit options, thereby ensuring the city’s status as a top national rental destination. 

Renters considering moving to Washington, D.C., were most often from Baltimore, as well as New York City and Boston.

5. Baltimore, MD

Baltimore’s rental market is experiencing a strong wave of engagement with renters not only viewing more listings, but also showing greater commitment to specific ones. This more focused search behavior explains Baltimore’s dramatic leap into the top 10, after jumping 17 positions since last year.

  • Page views increased by 73%. 
  • Listings added to favorites grew by 65%. 
  • Saved searches remained steady.

Growing as a more affordable alternative to Washington, D.C., Baltimore offers excellent access to regional job hubs.  

Prospective renters from New York City; Washington, D.C.; and Philadelphia, showed the greatest interest in moving to Baltimore.

6. Cleveland, OH

Cleveland’s rental market remains steady, even as the city fell four positions in the ranking since this time last year. Even so, renters appear more decisive this year, focusing their attention on specific listings, rather than exploring widely. 

  • Page views remained relatively steady year-over-year.
  • Listings added to favorites grew by 11%. 
  • Saved searches fell by 4%.

The city’s healthcare and education sectors, combined with an emerging biomedical scene, are successfully attracting professionals.  

Much of the renter attention that Cleveland has received came from Columbus, OH, along with steady engagement from New York City and Chicago.

7. San Jose, CA

San Jose has seen a remarkable surge in renter activity, with saved searches jumping significantly, showing more intentional browsing among renters and placing the city on the 17th rank in this category. As renters compete in a tightening supply market, many are acting faster and revisiting listings more often. This propelled the city upward by 80 positions and made it the standout market in the West.

  • San Jose, CA, ranks 17th for total saved searches. 
  • Page views increased by 29%. 
  • Listings added to favorite grew by 2%.

The city’s newer mixed-use districts featuring transit access and high-end retail are successfully drawing in residents who might have previously opted for the suburbs, confirming San Jose’s appeal as a tech-hub hotspot. 

Renters in San Francisco led the pack in searches for apartments in San Jose, CA, with Los Angeles and Santa Clara, CA, close behind.

8. Philadelphia, PA

Renter activity in Philadelphia remains resilient with steady engagement across views and saves. While prospective renters continue to show high interest, competition in nearby markets appears to be slightly shifting attention elsewhere, which explains Philadelphia’s three-spot drop.

  • Listings added to favorites grew by 33%. 
  • Page views increased by 4%.
  • Saved searches jumped by 3%.

Philadelphia is increasingly viewed as a great choice for those seeking big-city culture and East Coast job market access without the high costs of New York City.  

Accordingly, the majority of Philadelphia’s prospective renters were searching from New York City, followed by Boston and Washington, D.C.

9. Kansas City, MO

Kansas City’s renters are becoming more deliberate with rising numbers of saves and focused searches for listings that meet specific criteria, which suggests growing confidence in the local market’s value. This is further reflected in the city’s ascension by six spots in one year.

  • Page views increased by 3%.
  • Saved searches jumped by 27%. 
  • Listings added to favorites grew by 26%.

Clearly, the city has successfully branded itself as a logistics and entrepreneurship hub, attracting remote workers and relocating firms.  

Kansas City, MO, drew its most engaged renters from Chicago; Overland Park, KS; and Dallas.

10. Birmingham, AL

Closing out the top 10 is Birmingham, which leaped 29 spots to secure its place. Renters here have shown heightened engagement by saving more listings and returning frequently as they refine their searches.  

  • Listings added to favorites grew by 11%. 
  • Saved searches jumped by 10%. 
  • The city ranks fourth for total page views.

Birmingham’s appeal to young professionals is growing alongside its presence in the banking and healthcare industries. At the same time, the redevelopment of its downtown entertainment districts and an emerging craft beer and food scene have made living near the city center a top choice for those seeking a high quality of life. 

When it comes to renter interest in Birmingham, AL, most activity traced back to apartment-hunters in Chicago, Atlanta and Nashville, TN. 


Midwest is the top region to watch ahead of the 2026 rental season 

The Midwest and the South stood out as renters’ top choices heading into 2026, with the Midwest taking the lead at 11 cities in our top 30 and the South close behind with 10. Together, they outpaced the West, which secured seven entries, and the Northeast, which rounded out the list with two powerhouse locations.
