Rents climb evenly for all unit types in July

Seasonal demand and increased activity are offsetting the wave of new apartments opened this year so far, translating into an even, but moderately strong yearly growth across all apartment sizes. Studio apartments cost on average $1,242 in July, 2.7% more than last July, one-bedroom apartments go for an average price of $1,274, up 2.8% over the year, two-bedroom units charge on average $1,493 per month, also up 2.8% over the year, and three-bedroom apartments go for $1,719 per month on the average, a 2.7% increase from July 2017.

July sees a slow 0.2% increase in rents over June, but annual growth remains strong at 2.8%

The average rent in the United States was of $1,409 in July, a 2.8% increase year over year in the midst of the busiest renting time of the year. The national average monthly rent was $39 higher this July than it was a year ago. Month-over-month, national rents grew by a slow 0.2%, bringing the monthly rates up another $3 compared to June.

The nation’s largest rental hubs remain active this renting season, with some exceptions. Apartment rents in San Antonio, TX (1.6% y-o-y), Manhattan (1.7% y-o-y), and Washington, DC (2% y-o-y) were the slowest growing this month, with increases below the national average rate. The largest percentage increases in the nation’s most in-demand cities for renters were in Orlando, where apartments cost 7.7% more this summer than in 2017. Las Vegas apartment rents have had a big rally this year, posting a 6.4% increase July 2018 over July 2017, while rents in Phoenix also saw a big boost this year, with a 6.2% y-o-y increase.

Renters in Los Angeles, Orlando, Tampa, and Seattle took the biggest hits to their pocketbooks this year, with the largest net amount increases. The average price of an apartment in L.A. has gone up $106 in one year, now at $2,389 per month, and $99 for an apartment in Orlando, reaching an average rent of $1,387 per month. Chicago apartments cost on average $1,889 per month, up $54 from July last year, Denver apartments cost $1,599 per month, up $67 in one year, and Atlanta apartments cost on average $1,392 per month, up $38 since the same time last year.

The Permian Basin, Florida, and Maricopa County are home to the biggest ups and downs in July

Both the slowest and fastest rent changes in July 2018 were clustered in a handful of regions in the South. The Permian Basin towns of Midland and Odessa in Texas continue to see the most spectacular year-over-year rent increases in the nation. As of July, rents were up 36.1% in Midland and 34.3% in Odessa compared to the same time last year.  Florida is another hotbed of activity this year, ranking with both one of the highest rent increases in the country (Hollywood, FL rents are up 9.9%) and the slowest (Davie, FL rents are down -0.5%). Maricopa County, AZ stands out as well, with apartment rents in Phoenix and its suburbs consistently making the top of the list every month this year. Peoria, AZ apartments are at 10.3% above last year’s prices, the third biggest annual jump of all 252 U.S. cities surveyed.

Brownsville, TX, Norman, OK, Irvine, CA, Baton Rouge, LA and Davie, FL make the short list of cities with slow-growing rents in the nation this month. The average rent declined by -1.7% in Brownsville and by -1.2% in Norman.

Large cities: Rents in Queens surge by 8.3%, but barely move in Manhattan by 1.7%

The tale of two boroughs: The heat of increasing prices has let up in Manhattan, now spreading towards Queens. The two New York boroughs make the top 5 for slowest and fastest growing rents among the largest cities in the country. Just recently added to our rent report, Queens makes a grand entrance with the highest annual rent increase in July, 8.3%, followed by 2018 stars Phoenix and Las Vegas, with a constant rate of growth above 6% so far this year. Jacksonville, FL and San Diego, CA are also among the top five with the fastest rising rents in the U.S., with 5.2% and 4.9% year over year increases.

Apartment rents have cooled down significantly in Baltimore, San Antonio, Manhattan, D.C., and Oklahoma City, thanks to batches of new apartments delivered this year and demand leveling off for the time being. Apartment construction has been rampant over the past few years, finally slowing down this year, as rents have already been slowing for the second year in a row. Although things are not altogether settled in all of the nation’s cities, it’s a good time for renters in Baltimore to look for an apartment, as rents are virtually unchanged (up only 0.7% y-o-y). The same goes for those living in San Antonio, where rents have gone up just 1.6% in one year. Rents for Manhattan apartments have actually made a U-turn, after several months of rent decreases, a 1.7% increase in July is noteworthy.

Mid-size cities: Tampa, Sacramento and Fresno rents increase at the fastest pace

More than half-way through the year, Tampa and Sacramento continue their rally of fast-growing rents. Monthly rates in Tampa went up 6% over the year and in Sacramento 5.7%. Fresno and Stockton in California are also dealing with fast-rising prices, with yearly increases of 5.7% and 5.5%, respectively. Fifth from the top is Mesa, AZ, with a 5.3% increase in apartment rents. Other mid-sized cities struggling with increasing rents are Riverside, CA, where prices for apartments went up 5.2% in one year, Minneapolis, MN, also with a 5.2% rent increase, and Pittsburgh, PA with a 5.1% increase in apartment rents in one year.

On the cooling side are Wichita, KS, where apartment rents stayed mostly flat over the year, Tulsa, OK, where rents increased by 0.9% in July, Lexington, KY, where prices increased by 1% over the same period of time. Virginia Beach and Omaha take the fourth and fifth spots with rent increases below 2%. Other sluggish mid-sized cities are St. Louis, New Orleans, Albuquerque, Corpus Christi, and Cleveland, with rent increases below the national average.

Small cities: Twenty small cities saw rent increases above 7% in July

Aside from Midland and Odessa, which have seen apartment rents increase over 30% in a one year period, Peoria, AZ is the only other U.S. city to see a double-digit increase in rent in July (10.3%), as the real estate market in Phoenix metro has been on a growing spree all throughout 2018. Among the top 20 small cities with highest rent hikes in July are 3 other Arizona towns: Chandler 7.8%, Gilbert 7.5%, and Glendale 7.4%. Hollywood, FL, Reno, NV, San Bernardino, CA, and Orlando, FL are quickly getting very expensive for renters, as well.

Those renting apartments in Manhattan pay the highest rent in the U.S., $4,119 per month, followed by renters in San Francisco, where the average rent is now $3,577 per month, and in Boston, with an average apartment rent of $3,379 per month. The bargain rents are in Wichita, KS ($640 per month), Brownsville, TX ($676 per month), and Tulsa, OK ($678 per month).

Methodology:

RentCafe is a nationwide apartment search website that enables renters to easily find apartments and houses for rent throughout the United States.

To compile this report, RentCafe’s research team analyzed rent data across the 252 largest cities in the US. The report is exclusively based on apartment data related to buildings containing 50 or more units. Our report includes cities with populations over 100,000 and a rental stock of at least 2,900 apartments in 50+ unit buildings.

In this report, large cities are cities with a population of 600,000 people or more, mid-sized cities are cities with a population between 300,000 and 600,000, and small cities are cities with a population of less than 300,000. 

Rent data was provided by Yardi Matrix, a business development and asset management tool for brokers, sponsors, banks and equity sources underwriting investments in the multifamily, office, industrial and self-storage sectors. Rental rate coverage is for Market Rate properties only. Fully Affordable properties are not included in the Yardi Matrix rental surveys and are not reported in rental rate averages.

Starting with the January 2017 rent survey, Yardi Matrix is using a methodology that incorporates more properties into the sample which caused slight changes in overall rents and year-over-year changes compared to the previous reports. We expect this methodology adjustment to produce more accurate averages at the national and metro levels.

The last interactive table only lists the unit types (studio – two-bedroom) where the inventory reaches at least 300 units.

*National averages include over 130 markets across the U.S., as reported by Yardi Matrix.
