Please Be Aware

We have lived in this community for over 6 years, but under the current management, the experience has declined significantly — especially during the move-out process. Move-Out Process: Expect a frustrating, confusing, and inconsistent process. Management gives conflicting information, avoids responding to emails, and provides outdated move-out checklists. Each time we requested clarification to avoid charges, the answers kept changing. Ultimately, a third-party inspector (whom you never meet) makes the final decision, often leading to unexpected fees. Setup for Charges: No matter how much you clean or prepare, management seems to find reasons to charge residents. The process feels designed to make disputing charges difficult. Maintenance Issues: We waited over a year to have a broken washer replaced. The ice maker was never repaired. We reported mold odors in the guest bathroom (never investigated), and after a roof leak, they simply painted over the ceiling stain without checking for mold. Negligent Emergency Response: In February 2024, a major water leak was left running for over 10 hours, damaging drywall, flooring, garage, and personal items. Despite months of repairs and inconvenience, no compensation or assistance was offered. Property Upkeep: The appearance of the community has declined—trash piles up, landscaping is poorly maintained, and maintenance staff often express frustration with management. The drainage ditch near our unit, once regularly maintained, is now overgrown with weeds nearly as tall as trees, increasing allergy issues and safety concerns (snakes, pests). Our Previous Experience Was Very Different: Under previous management, the community was clean, repairs were timely, management was responsive, and move-out was transparent. Sadly, that is no longer true. Advice to Future Residents: DOCUMENT EVERYTHING. Save all emails, requests, work orders, and conversations. You’ll need a full paper trail if you experience any issues.
