This is a great property. Good location and very affordable. Gated in parking and parking lot is managed well. Maintenence staff fixes issues immediately and office staff are super friendly and helpful

I am a current resident who has lived here for four years now. When I first moved in, the property was managed by Asset Living and the office staff were friendly, attentive, and quickly implemented maintenance requests. Shortly after, the owner switched management to Barvin. Things started to change about a year ago. I had a leak underneath the bathroom sink that took 3 weeks to repair. Also, when they fixed a hole in the wall by the front door, they disposed of the extra sheet rock in the kitchen sink which caused the garbage disposal to malfunction. They implemented a new parking permit system which requires the use of a specific app called Virtual Parking Permits which has severe limitations. Namely, you cannot edit guest parking permits once they have been assigned and they automatically set for a 24-hour period. So if you have a visitor at 8:30pm on one day, you wouldn't be able to assign a guest permit for a new visitor on the next day until the first one expires! I brought up this issue with the management and mentioned that the parking permit is difficult for me to use due to my Anxiety and Autism and requested an accommodation for my disability. I even provided a letter from my doctor confirming my diagnoses. Their lawyer responded saying that the documentation I provided wasn't specific enough to warrant an accommodation. I am now currently waiting on my washer unit to be repaired. I put in a maintenance request on Aug 24, followed up with the community manager on Aug 27. He said that they should have it repaired within a day or two. Still malfunctioning, so I sent another follow up email on Sep 2. No response. It has been 16 days since I put in the initial request. I've tried to give the new management a shot, but they absolutely do not care about their residents. Everything they do/say is just to make themselves look better. I will definitely be looking at other options when my lease expires.

I moved in over the summer and this is a great place to live! Very affordable and close to everything in Houston. Many places you can get to and avoid the highway traffic. Front office staff is super friendly, and maintence is prompt if there is an issue. They are strict on the parking so there’s always spaces available.
