The location at Water's edge is fantastic and the view of the River will convince you to rent here. But when you really look at it, almost every apartment complex in the area has nicer apartments for cheaper. I don't know how they think they are worth $400 more than most other places in the area. On top of that, the Staff is easily the worst I have ever dealt with. I never understood why people would complain about apartment staff until I lived here. They are nice, but you can expect to have to contact them 4 or 5 times before you get an actual response to any question you have. Also, if you are the type who likes community events, expect maybe 1-2 per year. The maintenance team is good at responding, but the fact that we had 5 or more plumbing leaks in two years where they had to cut out our walls is an indicator that something is wrong here. Overall, your daily life here will be fine. But you're better off saving money to go somewhere else in Georgetown.

I feel like the extra fees are ridiculous. I don't use to package delivery option. I don't think anyone does and that extra money the property management gets. The trash valet is okay but I rather save that money and throw out my own trash. The area is starting to have to much trash around. It looks bad.

I lived here for 5 years and initially really loved it. The maintenance team was always kind and helpful when needed. I chose this complex because it had a mature, peaceful ambiance—not overly flashy, just comfortable. Sadly, that atmosphere has significantly declined. Over the years, the quality of the property and management went downhill. Trees lost to freezes and storms were never replaced, leaving the grounds looking bare. Resident events were often announced last minute (sometimes just hours before), and the office was frequently closed early or hard to reach. There were known mold issues in my unit that weren’t taken seriously until I pushed for proper remediation. I experienced health problems during that time, which have since improved after moving. Dog breed/size restrictions were also never enforced, even when safety was a concern. When I finally spoke up—after years of being a quiet, respectful tenant—I was told by Candece, “If you don’t like it, we can look into options for letting you out of your lease.” Her husband David also threatened to remove me from the office simply for expressing frustration. That was the turning point. To top it off, my deposit was delayed. I followed up kindly several times with no response, then received the check dated exactly 30 days post-move-out—after sending a formal demand. There are many new apartment options in Georgetown now with updated amenities and better service. Don’t let the name “luxury apartments” fool you—this complex no longer lives up to it.

You removed parking spots while I was out of town with no warning, my truck was towed, I was not reimbursed and the towing company smashed my tail light. We have to pay “package delivery fee” when packages are delivered to my door without any effort or resources spent on your end. The gate that was put up that started this still has not been closed one time.
