Poor to zero maintenance, too much noise and traffice after midnight. Need better office hours

I have been a resident since 2018. I was going through a difficult time and Claudia was an integral part of my application process, I am very thankful for her professionalism. She is always responsive when I reach out. The maintenance good be better as there is no one to tend to the little things that can make a big difference. Overall, my needs are met with the priority matters. The issue I have with the parking is only one vehicle gets a permit. Special circumstance should be considered for minor students who also own/drive a vehicle. I do not have a huge problem with the noise level. The problem is more specific to the tenants. I am on the corner and they use the side lawn area for parking, lots of foot traffic outside my window as they use their patio for an entrance/exit to their unit. They are heavy smokers and use the bathroom fans to vent which causes my unit to stink horribly. Also, they leave their clothes in the laundry room for hours or overnight. The appliances and floor is left littered with trash. I try to make the best of the situations, report when critical and call police department when an emergency or unlawful. I plan to retain my residency for several years as I have a child in school in the district since kindergarten. Thank you for your time and consideration.
