Worked for 31s I have lived here for about a year and recently renewed my lease. Overall, this has been one of the best apartment experiences I’ve had. From the beginning, the leasing and management team made everything easy. I needed to move quickly, and they had me approved, signed, and ready to move in within just a few days. Move-in took about 15 minutes and was one of the smoothest I’ve experienced. The office staff has continued to be friendly, professional, responsive, and helpful. Any concerns I’ve had have been handled quickly, including a neighbor issue that management resolved promptly. Maintenance has also been excellent. I’ve never waited more than a couple of days for service, and when I had an A/C issue, maintenance arrived within minutes and had it repaired in under half an hour. The apartment is well maintained and includes great upgrades, including a smart lock and thermostat I can control remotely, plus an in-unit washer and dryer. The property is older, but clearly cared for. Since I’ve lived here, the buildings have been repainted, stairs renovated, landscaping maintained, the leasing office rebuilt, and the pool and fitness center are being upgraded. Parking is easy, including for visitors, and I can almost always find a space close to my building. The location is a major plus. The community is quiet, surrounded by mature trees, and close to the Barton Creek Greenbelt, Westlake, Barton Creek Square Mall, Sunset Valley, and downtown Austin. The community feels peaceful and safe, and the neighbors have been friendly. There are a few minor drawbacks, such as higher fees and occasional overflow at the trash compactor, but they have not changed my overall experience. What stands out most is the management and staff. They are consistently responsive and continue investing in the property. I renewed my lease and would gladly stay long-term. I highly recommend this community to anyone looking for a well-maintained and comfortable place to live
