Not Worth It

The views and downtown area are great. It is walking distance to Trader Joe’s and Whole Foods. The location is great but not worth the premium price, especially with an extremely loud train going by every hour or so. There has been a large lack of communication from staff regarding policy and policy changes over the past few months. Monthly newsletters have been promised, but have not been fulfilled. There are some residents that smoke on their balconies and close to the building so that makes me not want to have guests visit or raise children here. The COVID-19 response has been severe and has left residents without a choice in using common areas. There is no automatic door and anyone who wants to enter the building must touch the door handles that are only cleaned once per day and there's no hand sanitizer immediately inside the building. I personally feel that there is as much, if not more, of a risk of germs spreading by touching the door to get inside the building than there is with using gym equipment that is wiped down before and after each use.

Avoid at all costs

- Cost: pay 2.5x market rate for monthly base then pay even more for utilities + compulsory service charges - Communication from management: unprofessional, delayed, confrontational, and condescending - Air: smoking of cigarettes and marijuana is condoned (though in violation of the lease addendum) on balconies so you cannot enjoy your balcony or leave your balcony door open without second-hand smoke wafting in - Water: clean water not included in rent as residents are responsible for ~$60 replacement cost of a refrigerator water filter - Noise: 100 decibel train every 1-2 hours, District Cooling Plant #3 construction, downtown office building construction - ADA: no automatic door opener at street entrance; no apartment doorbell (hard-of-hearing) or strobe light (deaf) - Family: not family-friendly with smoking condoned and a noisy train adversely affecting babies/children sleep and cochlea - Fire: no fire extinguisher provided in the apartment - Sanitation: hand sanitizer was available at the entrance and concierge desk UNTIL a pandemic hit and we needed it more than ever - Security: no security cameras or security personnel in the parking garage to prevent or react to car burglaries -- you'll pay $125 per car per month JUST for the parking spot and nothing else - Billing: mandatory $360 per year charge for a "valet trash" service that an overwhelming majority of residents don't use and don't want; charges for water filters and light bulbs added to monthly charges without notification - Community: no shared social bulletin board or facilitated conversation between residents; social events aren't well-executed; no access to other resident floors by elevator -- must take the stairs to visit your friends - Mixed occupancy: long-term residents are mixed with short-term renters of The Guild organization - Amenities: access prohibited with limited notice and no compensation HUGE regret choosing to live here. Don't make the same mistake!!

Excellent Downtown Dwelling

If you're looking for a great downtown property, look no further. I give this entire property major kudos for handling covid-19 so well and so professionally. They've made the experience as a resident feel protected and safe.

It doesn't feel as luxurious anymore

It's changed a lot over the last couple years. We've had a lot of management and staff turnover. Maintenance and value in the common areas has degraded. The Guild moved in over the last year. It's less exciting to live here overall :( The location is great though.
