I like my apartment and all of the staff I have encountered have been wonderful. The roof deck is nicely landscaped, which makes it a nice place for a quick stroll, but really only dog owners use it. Common areas and amenities all seem like they were designed by a college dorm designer from the 90's and are unappealing. Maintenance and front desk are very attentive and go above and beyond. Oddly, the only part in the mix that is a disaster is their admin, which might come from the central office. The move-in packet and checklist were not delivered in advance and I have gotten automated emails every month about late rent payments, despite them all being sent on time. I was even fined for "late rent" when their accounting office failed to deposit my rent checks before the deadline two months in a row. The punitive nature of their admin practices makes me wonder if i made a mistake in choosing 18 Park, since I have never threatened with so many fines, especially since I have lived in apartments for several decades and always pay rent on time.

Been a great building the last several years but this past ~6 months things have been going downhill. It’s very clear management is just out to make a buck. Implementing money-grabbing changes like charging for after hours lockouts, increasing rent much more than in the past, not listening to or working with residents, fire alarms with no explanation, poor communication, etc. I’ve loved living her but I’m worried about how things are going.

Wonderful, helpful staff and beautiful amenities. Plus, you have the light or can walk to path stations and get nyc in minutes.

My experience at 18 Park has been fantastic in the nearly two years I have lived here. I'm honestly a bit confused by the negative reviews, as everyone I have talked to here seems happy with the building. The amenties are well-maintained, though a bit dated. There are definitely other buildings in the area with fancier shared amenities, like Vantage, but just be aware those come at a premium in those buildings, both in terms of higher rent prices and higher amenities fees. So it's a trade off. I have also found the management, doormen, and other building staff to be incredibly friendly and responsive. Should go without saying, but being polite and respectful goes a long way with people and in my experience is very much reciprocated by everyone here. Maybe people who are rude to them have a different experience. Regarding doormen tips, just FYI, that's actually very customary and even expected across buildings in the NYC metro area (and the U.S. generally) around the winter holiday season. It's baked into tipping culture these days for better or worse, like you would expect at a restaurant. But given how much extra work they do behind the scenes, like sorting and distributing packages, directing UberEats deliveries, facilitating move-ins/move-outs, etc., I don't mind chipping in a bit extra at the end of the year. Anyway, I resigned my lease for another two years and am glad to be staying.

Little good to say, the Management is appalling and Tenants are treated as disposable. Turn and burn from Staff to Management is the tell. Most Tenants are temporary and have nothing but complaints to fill their time while doing nothing to make it better. From deadly dogs to endless threats via managements endless idiotic emails, little is done to build "community." Word of warning, the Front Desk is a source of gossip and rumor which can be easily taken care of through payments called "tips" Otherwise expect rudeness and obliviousness
