Why Renters Love It Here

Some Good - Some Continuing Problems

I've lived here 20 years. Because of the great location, I have put up with occasionally serious management issues with the owners. I was very pleased that BeachFront thoroughly refurbished the lobby recently, and the manager has listened politely when I've expressed concerns, but it's been hard to follow up our communications. I wish there was a phone number to text about maintenance and another one about management. The website maintenance section starts with confusing choices to identify the category of the issue, and once a request is submitted and acknowledged, it disappears and can’t ever be reviewed or edited. For example, I think I submitted a request weeks ago to repair the big holes in the back wall of the front carport, but now two much larger holes have appeared which are big enough for a vagrant to move in, and I'd like to add that to the request. Also, I submitted an "emergency" request days ago to fix the blinds which are stuck closed across the front (and only) door to my apartment. I got a confused text message from somebody asking for my location which I sent immediately, but days later, still nothing has been done to repair my front door. Oh, and for years, the holes in nearly every tile on the floor of the elevator signal to any prospective tenant that the building is very poorly maintained.

Can't get maintenance done

Have submitted multiple maintenance tickets, they do NOT get done, and they are deleted from they system. How much worse does it get than that??

Location Helps

18 years. Still hoping they replace the broken tiles on the floor of the elevator.

Good & Bad

Some things take very long to address, but most serious matters get dealt with eventually. After 18 years here, I'm fortunate that Rent Control makes it affordable. The tiles on the floor of the elevator have been cracked and broken for years and must give pause to prospective, would-be new tenants considering moving in here at market-rate rent. The wonderful location makes up for a lot, but without a little more attention to details like chipped paint in the lobby and the barely adequate laundry room, and the security gates with openings easy to reach through and access the whole building, our new neighbors are more likely to be groups of roommates than possibly more stable people. It could be worse...I'll stay.

401 Washington presents an array of modern in-apartment features designed to simplify and enrich your living experience. Each apartment has been recently renovated, which means you can expect contemporary finishes and a fresh, updated look from the moment you walk in. The inclusion of a dishwasher in the kitchen area is particularly valuable for those with a busy lifestyle, saving you time and effort on daily chores. The convenience is further enhanced by the presence of an in-unit washer and dryer, negating the need for tedious trips to the laundromat and ensuring laundry can be managed on your own schedule. For the community, 401 Washington offers thoughtfully planned amenities aimed at making your life comfortable and stress-free. Parking can often be a challenge, but here you have the option to secure a spot with a monthly fee, and more preferable, assigned parking ensures you'll never need to circle the block. Controlled access gives residents peace of mind, knowing that safety is prioritized. This is further supported by a dedicated laundry room, which provides an alternative for laundry needs beyond the in-unit appliances. Last but certainly not least, an elevator facilitates easy access to all floors, making grocery trips or moving in new furniture a hassle-free affair. View more
