I have lived here since April 2009 after searching the entire city and the valley also I chose The Palms for its excellent location close to the 405 and 10 FWYS . ONE CAN GO ANYWHERE north east west of south easily It is a quiet residential neighborhood with plenty of street parking for guests Great amenities of a 24 hr gym and sauna, heated swimming pool and hot jacuzzi, barbeque and rec room with ping pong and pool table . It can be rented for one day events like birthdays The staff are helpful and maintenance is done quickly ...all in all A GREAT PLACE TO LIVE

I've been living here for a while, and overall, it's a decent place with a lot of potential. The community is good, and the location is very convenient — close to everything I need. However, the property is in serious need of remodeling and general updates. A fresh coat of paint and replacing the old, stained carpets (which seem to attract fleas) would make a big difference in cleanliness and overall feel. The gym is extremely limited and really needs more equipment to be functional. The mail room is also poorly organized and often chaotic, which has been an ongoing issue. Management unfortunately hasn’t been very helpful or responsive, which makes addressing concerns more frustrating than it should be. With better upkeep and more attentive management, this place could be much better. Right now, it's just okay, but it has the potential to be great with the right improvements.

Since dogs have been allowed, noise has been an issue. After 6pm, nobody is availble to address noise issues, sometimes as late as 4am. Also, people don't always respect assigned parking, including work vendors on behalf of the management. Lastly, Decron's owner forces tenants to partially pay upkeep and operating expenses as add-ons beyond rent, which the city of Mar Vista granted. No other landlord in my 35 years in has ever dared to add fees beyond the agreed to rent amount. This also includes garbage and sewage, items which should be considered operation expenses that are ONLY reflected in a tenant's rent, not in addition to rent, but Mar Vista sided with the owner to allow an otherwise illegal fee.
