I do like living here. I’ve been here for over 5 years. However, the annual rent increases, in this area, are not only unfair, but not feasible if you’re a retired senior, subsisting solely on SS income, which most of the tenants are. (Some tenants are on Title 8, and I honestly think, that this is the only way to be able to withstand the rent increases.) According to FPI management, they are doing what the law “permits them to do”. However, because we are in Elk Grove, & the calculation for rent increases takes into account the average median income (AMI) of the area, which is approximately $120,000 (with so many of these people living in homes, where starting prices are well over a half a million dollars), our rent increases are calculated based on this AMI, which is *extremely unbalanced* for seniors trying to get by on SS retirement income, that does not increase anywhere near the rate of the AMI of the area. Because of this, our rent increases are approximately 10% each year, which calculates to over $100….and this 10%, keeps increasing every year, as the rent prices are higher every year. (This year my rent increase was close to $150, but my annual SS income increase, was only a few dollars.) If this continues, and the laws do not change, these apartments can no longer be considered “senior apartments”, because there won’t be any seniors left who will be able to live here….especially if the former “president” gets in the WH again, where their playbook for his administration, Project 2025, details cutting SS for seniors by 25%.

My husband and I lived here once and loved it. The only problem was that it is income restricted so we had to certify our income every year. Sometimes that was difficult because our "income" came from the federal government and difficult to obtain. We would love to be able to live there again!

There simply are not enough parking spaces to go around when everyone is in their apartments. Add that to the fact that most all visitors park in residents’ spaces and the situation is compounded. As an example, I left to go to the drugstore at 11:30PM. When I returned less than 20 minutes later, not a single space was available other than half a dozen RESERVED spaces. I circled the entire building six times before a visitor finally left a space open. It’s extremely frustrating when spaces that are supposed to be for residents are taken by visitors in late model vehicles and very much younger than half the ages of most of the residents. Many of us have ambulatory issues which creates even more of a hardship. At each monthly residents’ meeting parking is usually the main concern and even though signs have finally been installed stating that non-resident vehicles will be towed, in all the years I have lived here, I have not seen a single vehicle get towed. A mere sign seems to have little to no effect. If a few vehicles were to get towed, perhaps the abuse of parking spaces by non-residents would cease to be an issue.
