Houston’s average rent reached $1,110 in January after a 0.4% decrease since last year. One of Texas’s largest job hubs and a renter-majority city (54%), Houston is a desirable place to live and work in, with apartment prices below the national average of $1,392.

The average rent for an apartment in Houston decreased compared to Pearland ($1,359), where prices went up by 1.1% since last year, and The Woodlands where they went up by 2% ($1,493).

What it costs to rent in the largest renter hubs in the Houston area

The city with the largest renter share is Webster (88%), followed by Galveston, with 55% renters. In Webster, apartment rents increased by 1% since last year, reaching $1,034, while in Galveston rents increased by 0.6% ($1,099). Houston has the third largest share of renters (54%), same as Humble. In Humble, where 54% of the population are renters, the average rent is $1,101, going up by 1% in the past year. Apartments in Rosenberg, where 50% of residents are renters, cost $1,130 per month, an increase of 5.8% in one year.

The priciest and cheapest cities for renters in the Houston area

The Woodlands is the priciest city for renters in the Houston area, with apartments renting for $1,493 per month. The average rent for apartments in Pearland is $1,359, the second most expensive, while Missouri City ($1,330) comes in third.

For renters in search of budget-friendly apartments, Clute's $860 average rent is the cheapest in the Houston area followed by Pasadena's $916 rate. Alvin rentals are the third least pricey on the list, with a $926 average apartment rate.

RENTCafe.com is a nationwide apartment search website that enables renters to easily find apartments and houses for rent throughout the United States. 

The data on average rents included in our reports comes directly from competitively-rented (market-rate) large-scale multifamily properties (50+ units in size), via telephone survey. The data is compiled and reported by our sister company Yardi Matrix, a business development and asset management tool for brokers, sponsors, banks and equity sources underwriting investments in the multifamily, office, industrial and self-storage sectors. Fully-affordable properties are not included in the survey and are not reported in rental rate averages. Local rent reports include only cities with a statistically-relevant stock of large-scale multifamily properties of 50+ units.
