Dallas’s average rent reached $1,249 in December, after a 0.2% increase since last year. A thriving economic and cultural center and a renter household-majority city (59%), Dallas is a popular location to call home, with apartment prices below the national average of $1,462.
The average rent for an apartment in Dallas rose at a slower pace than its surrounding areas, such as Arlington and Fort Worth, where the average rate reached $1,082 and $1,172, respectively, after a 3.8% and 3.9%

What it costs to rent in the largest renter hubs in the Dallas area
The city with the largest renter share is Irving (63%), with an average rent of $1,181 after an annual decrease of 1.4%. Second is Dallas with 59%, followed by Lewisville with 58% renter households. In Lewisville, apartment rents increase by 1.3% since last year, reaching $1,212. Euless has the fourth largest share of renters (57%) and an average rent of $1,190, up by 2.9% since last year, while in Denton, where 52% of homes are renter households, the average rent is $1,229, going up by 1.6% in the past year.
The priciest and cheapest cities for renters in the Dallas area
Flower Mound is the priciest city for renters in the Dallas–Fort Worth area, with apartments renting for $1,581 per month. Frisco’s $1,411 rate is the second most expensive, while apartments in Grapevine ($1,401) come in third.
For renters in search of budget-friendly apartments, Mesquite rentals are the cheapest in the area, with an average price of $1,014, followed by Arlington rentals, going for $1,082 per month. Garland apartments are the third least pricey on the list, with a $1,117 monthly average as of December.

The data on average rents included in our reports comes directly from competitively-rented (market-rate) large-scale multifamily properties (50+ units in size), via telephone survey. The data is compiled and reported by our sister company Yardi Matrix, a business development and asset management tool for brokers, sponsors, banks and equity sources underwriting investments in the multifamily, office, industrial and self-storage sectors. Fully-affordable properties are not included in the survey and are not reported in rental rate averages. Local rent reports include only cities with a statistically-relevant stock of large-scale multifamily properties of 50+ units.
