Austin’s average rent reached $1,378 in December after a 4.2% decrease since last year. A major U.S. business hub and a renter-majority city (55%), Austin is a diverse and vibrant place to live in. Still, its apartment rents remain below the national average of $1,462.
The average rent for an apartment in Austin decreased compared to Cedar Park ($1,312), where prices saw no change since last year, and Round Rock where they went up by 1% ($1,210).

What it costs to rent in the largest renter hubs in the Austin area
The city with the largest renter share is San Marcos (72%), with an average rent of $1,440 after an annual decrease of 0.4%. Second is Austin with 55%, followed by Round Rock with 39% renter households. Cedar Park has the fourth largest share of renters (32%), while in Kyle, where 29% of homes are renter households, the average rent is $1,176, seeing no change in the past year.
The priciest and cheapest cities for renters in the Austin area
Despite the dip in rates, San Marcos is the priciest city for renters in the Austin area, with apartments renting for $1,440 per month. Leander’s $1,400 rate is the second most expensive, while apartments in Georgetown ($1,377) come in third.
For renters in search of budget-friendly apartments, Kyle rentals are the cheapest in the Austin area, with an average price of $1,176, followed by Round Rock rentals, going for $1,210 per month. Pflugerville apartments are the third least pricey on the list, with a $1,234 monthly average as of December.

RENTCafe.com is a nationwide apartment search website that enables renters to easily find apartments and houses for rent throughout the United States.
The data on average rents included in our reports comes directly from competitively-rented (market-rate) large-scale multifamily properties (50+ units in size), via telephone survey. The data is compiled and reported by our sister company Yardi Matrix, a business development and asset management tool for brokers, sponsors, banks and equity sources underwriting investments in the multifamily, office, industrial and self-storage sectors. Fully-affordable properties are not included in the survey and are not reported in rental rate averages. Local rent reports include only cities with a statistically-relevant stock of large-scale multifamily properties of 50+ units.
