Screening is performed in accordance with Washington State law (RCW 59.18.257), applicable Spokane Municipal Code provisions, the Fair Credit Reporting Act, and all applicable fair housing laws. Portable screening reports submitted by the applicant
Consumer reports may be obtained through Avail's tenant screening providers. In accordance with Washington law and Spokane Municipal Code, comprehensive reusable tenant screening reports are accepted. Applicants wishing to use a portable screening report in lieu of paying a screening fee must provide a report transmitted directly from the original consumer reporting agency, such as Zillow, Experian Connect, or TransUnion SmartMove. Applicants must contact the landlord to inform them of the availability of the portable screening report to have the screening fee removed.
Applicants who receive an adverse action notice have the right to obtain a free copy of the consumer report used in the decision and may dispute the accuracy of information contained in that report. 1. Income Requirements
