Just along the Southern border of Oregon, you’ll find the small but bustling town of Medford. Situated right smack-dab in between Sacramento and Portland (and not far from Eugene, either), it offers the best of both worlds: plenty of big city amenities, with all the charm and appeal of a small town.

An even bigger benefit? It offers a much more affordable rental market than any of the major markets surrounding it. While Portland and Sacramento have some of the highest rates in the country (they came in at No. 1 and No. 2 in year-over-year rent growth), Medford offers rents that range from just $500 to the low $1,000s.
