Nice area
Ive been living here for allost a month and it is a really quiet and peaceful area! Nice appliances, friendly and peaceful neighbors. Maintenance couldce did better with painting.

Good until…..
3 years lived there.Decided rent increase priced me out, manager understood & explained how much I’d have to pay to break my lease. On the 9th day of the month (September) of my move, to my horror, I found mold on living room ceiling & on the ceiling of 2nd bedroom closet. This was the 2nd time mold was found in my apt. The 1st time mold was found, extensively in the ac unit closet, I couldn't stay there for a number of days and without a problem, I was was refunded for those days. This 2nd time mold found, I requested manager to come to see the mold for herself. She had maintenance come to take care of it. I told her I “wouldn’t stay there” for fear of breathing in this stuff because I have asthma & allergies. When I requested to be refunded for the time I hadn’t stayed there, 9/9–9/30, I was told that after carpet cleaning, last utility bill & apartment cleaning and painting. it would be determined how much I’d receive. From my understanding that’s what security deposit is in place for and had nothing to with the rent I paid for the entire month. After I insisted that I shouldn’t be charged to paint the entire apt, she said her area manager would contact me. Well, after stating my case with him. He offered me $750 credit, no charge to cleaning or to paint accent wall but I needed to be out 9/27. I felt this was fair and agreed. I still had quite a bit of packing to finish with limited time to do so, While I was out on the 27th, I didn’t have time to patch 2 walls in the 2nd bedroom, where I used heavy tape that damaged the walls. I understand the carpet cleaning charge, although I thought it was more that the agreed amount &. the walls patched in 2nd bedroom. I ran out of time rehang closet doors & 1 wire closet shelf. The huge screws holes & missing wire shelf in 2nd bedroom closet was as I found it moving in. I feel that mistreated & cheated out of my most of my deposit, $550 & made to feel I should be happy with the outcome, as I was told.

Israel
The community is very beautiful, quiet, and neighbors are friendly. Despite a prior issue and rent continuing to rise the person that makes me feel welcomed the most is Israel the maintenance guy. Whenever I see him he is always friendly and seems to be the one that always handles my maintenance requests. No matter how odd the request may be he does it with a smile! He is one of the best workers and arbor ridge is lucky to have him.
