I have lived here for a year and this is the first apartment I decided to renew my lease in. The amount of space that I get for the price as well as the convenience is unbeatable.

I really enjoy living here! The management is very friendly and helpful, and maintenance requests are always respinded to quickly. I just wish the building had any amenities other than a small deck. You cant reserve the space so its hard to plan when there wilk be enough room to have friends over and enjoy it. Also, before the new management took over we had a coffee machine in the lobby. Pre-pandemic we even had a dogwashing station. As a dog owner losing that is a huge deal. They havent bothered to bring either amenity back and theres not any hint that any other amenities will be added. If it werent for the ideal location i would probably think its really not worth it to live here compared to other buildings in the area with similar apartment layouts but actual amenities like game rooms, movie rooms and gyms…

The office staff is great, the parking situation is just how Cap Hill is, bad. living near all the bars and venues is great, wide variety of activities and restaurants; but because the front wall of the building is an open grating, all of the noise from the street will bounce through the open atrium and right into the bedroom windows if they are open. additionally, many of the residents seem oblivious to the fact that sound carries, and that everything they say in the atrium will be heard by anyone next to an open window. The apartment was billed as ADA compliant, but I'd wager that hasn't ever been official, the doors are wider than average, and the bathroom is large enough that I'd think it'd be possible to use a wheelchair in it, but that also comes at the cost of a tub, it's shower only. light switches are at an appropriate height. alas, as the bedroom and living area have no built in lighting you must provide your own. I did have power issues every winter that I was here, and at one point was without heat for a few days as half of that circuit was dead. the circuits are rather under powered, and the breaker seemed to trip easily with just a few things plugged into power. The building can get Google Webpass Fiber internet, and I never had any issue with that. Garage spaces are very limited in number, and tiny. and come at a PREMIUM rent add-on. I left because the company that owns the building (Avenue 5) elected to give me late notice of a rent increase (less than 180 days) and when I asked the office staff about it, they had apparently been told to work a scheme to attempt to get around the requirements that the rent increase needed 6 months notice, and that the increase could only start with a new lease, by trying to get me to go month to month for 3 months and then signing a new lease. over all the price they were asking just wasn't worth it considering the area, the noise, the lack of amenities, and the small space I had. overall, B-
