Residents with a household pet will be required to pay to the third-party provider a profile fee of $30.00 per pet. No fee will be assessed for a No Pet Profile. There is a limit of two domestic dogs, cats or fish per apartment. Full grown weight is not to exceed 99 pounds. Breed Restrictions include, but are not limited to, purebred or cross breed of any of the following; Pit Bull, Akita, Doberman, Rottweiler, Staffordshire Terrier, Chow-Chow, German Shepherd, Malamute, Great Dane, Saint Bernard, Wolf -Dog, Husky and other known aggressive breeds. All animals over 6 months must be spayed or neutered. When completing your third-party profile you will be asked to provide a certificate of health, from a licensed veterinarian, that states animal breed, age, weight, height, vaccinations received and upload animal photo(s). Exceptions to the deposit and fee requirements (including any Pet Profile fee) and the number, weight and breed limitations will be made for approved, qualified assistance animals. Overall, the property is good, and the leasing office staff are friendly and cooperative. However, the main challenge is that the amenities especially the gym could be significantly improved. The gym equipment is quite old and in need of replacement. In addition, some of the appliances in the units, such as the dishwasher and the in-sink garbage disposal, could be upgraded. The garbage disposal cannot handle food waste other than liquids, and the dishwasher has a persistent musty odor. Additionally, some residents do not follow parking etiquette. This issue is particularly noticeable at night, when vehicles are often parked in restricted areas.

The Lakes at Cinco Ranch in Katy, is an excelente place to live. Besides all the accesible places to cover your living needs, you are in a peaceful neigborhood and live in a comfortable apartment. The rent is reasonable and the people in the administration office are attentive and generally find a positive response.

The Lakes at Cinco Ranch is an amazing community to live. The staff is super friendly and maintenance of the property is exceptional. All amenities are of upscale quality. I definitely love the on-property Amazon Hub lockers which ensure my packages are safe and secure for easy pick up. Valet trash pick up is always on time, our resident neighbors are also friendly and the high security of the property give me and my children great peace of mind. After living here for over a year, I still love LAC!
