I love the location because it’s walking distance from my work and I really like the maintenance guys, the concierge girl, and officer White. I would stay here long-term but rent keeps rising, and I don’t feel like we should pay the same that similar properties closer to town are paying. I understand that Gables can get away with it because the occupancy is high, but I feel like you could have kept a lot of your quality tenants for a very long time if you treated us for loyalty. Instead, you run the risk of changing the vibe and culture of the property by constantly raising rates and shuffling your tenant base. We own a business next door and could have been a constant promoter of the property for years on end. Now all I can say is, “we love it, but the prices have gone too high”. Since they don’t work next door, our members often go closer to the heart of the city and find a better option for the same price of lower.
Needs improvement
I have been in this building since it got its permit in 2014 and have had 3 different apartments. Some aspects of customer service here are excellent, such as the concierge desk and the maintenance crew who I would give a very strong recommendation for. In recent months, it has become very difficult to deal with the leasing office at a meaningful level, with multiple unanswered emails, discussions with leasing staff and agreed actions that dont get any follow up and an apparent lack of real care about the residents experiences. In the 8 years I have been here, this has been a notable failure in the last 12 months.
Going on 2 years living here
At first I was blown away with the amenities but just like with all the other apartments I have lived in I end up realizing I don't even use the amenities as much as I valued them when I moved in. We do have an 8th floor unit which has the 12 foot ceiling that make your apartment seem bigger and we have the east side view so its a really nice view of the galleria and no neighbors above us. Although its really nice in the evening in the mornings the sun is obtrusive. Luckily I leave for work early before the sun comes up but my girlfriend has to deal with it, so sleeping in is never really an option. We even have really dark (almost black out curtains) and the sun still lights out bedroom up. After price comparing we realized how much we were paying for an 800-850 sq ft apartment - rent is around $1650 but after they factor in valet trash (which we do not use, never have and i wish this was optional at apartments because I don't mind throwing my own trash away for $25) and other rent related charges it ends up being around $1730 which is insane to think about in comparison to really nice houses and their 20-30 year mortgage monthly payments. All and all though it is a secure complex and that's what we liked about it the most, you have to have key fobs to access the elevators and the stairwells so no one can just roam around the complex without running into obstacles. Also the pool is on the roof which is nice to keep those super young crowd type parties away from that scene. WE like living here but find it overpriced after you realize you paid an apartment complex almost 40 thousand dollars in two years and own nothing, but I guess that the reality.
