Nickel and dimed

Since Morgan Properties took over management of the property they have invested in their property. They obtain that cash flow by charging residents fees that are much higher than a rent increase that would appear usurious in nature. The most recent example was to remove 6 parking spaces that are near my building from use by making those "Reserved" spaces that require a $25.00 monthly additional fee. I'd signed a lease agreeing to the other fees for water, gas, and other utilities. That lease also had a parking addendum that did not mentioned "Reserved" spaces. I asked to renegotiate the lease or but have not heard back. The request was simply closed out. Recently I was treated to an "upgrade." A new thermostat and an electronic door lock. Those services use the electricity I pay the utility bill for but I was not offered any option to refuse the "upgrade." I believe this is not the last of cash flow generating schemes these new managers have yet to create. Interesting that the amenities we can no longer use due to the pandemic are not being returned in the form of rent credits but these other "amenities" that generate cash for Morgan Properties continue to creatively flourish. I am very happy that Morgan Properties is investing in making their property more valuable through these cash flow generating schemes but I wait in wonder for the value renters get from their increase investment in Morgan Properties? I suspect I will learn that at lease renewal. I suspect it will be in the form of a sizable rent increase. I will plan accordingly.
