I want to specifically recognize Chasity, the Community Manager at The Arden Park. We ran into a maintenance situation this summer that was stressful, and she handled it with more professionalism and genuine care than I expected. She was responsive, followed through on every commitment she made, and never made us feel like we were just a ticket number. What stood out most wasn’t just that she got things resolved — it was how she handled it. She communicated clearly, kept us in the loop, and treated us like people throughout the whole process. That kind of attentiveness makes a real difference when something affects your daily life at home. If you’re considering living here, know that the management team genuinely cares about their residents. We’re glad to call The Arden Park home.

Nearly all serious problems fell between April and October 2025; the last six months improved. It was quiet and private, and I felt safe walking around the lake at night. Water began dripping through the ceiling above my shower. I reported it immediately and repeatedly as it worsened. Maintenance waited more than seven weeks to open the ceiling. A misinstalled AC drain, affecting dozens of units, had overflowed. There was mold. They sprayed it once with bleach, left it open for three weeks, then covered it with drywall. When I asked to transfer over breathing problems, I was told, “All the units have mold,” meant to reassure me. An uncapped sewer opening outside residents’ doors bubbled raw sewage until a mound of human feces and toilet paper filled the walkway. The emergency line went unanswered for three days, two buildings lacked flushing toilets for four days, and a neighbor shoveled it herself. Residue sat for weeks, never disinfected. When I asked why it stayed uncapped, I was told, “Would you rather it back up into your house?” The apartment washer started making violent noises. I reported it, and the request was marked completed without repair. It failed and flooded my apartment and both adjoining units. The emergency line didn’t respond for 18 hours. Another managed property answered in four minutes and sent help within an hour. The current manager is nice, but she was the 6th or 7th. Corporate had her make tacos at home, on her own time and money, to encourage renewals. They were good. But if you want people to renew, fix the property. Don’t cook tacos and call it community. Valiant reliably sends 10–15 emails a month. Your heart will skip the first, and probably fifth, time you receive an “EVICTION REMINDER” after paying rent. Like the tornado sirens every Saturday at noon, eventually you learn to ignore them. Three stars for the quiet.

For several weeks called office but only get the voicemail. Haven't had my calls returned either! Guessing they don't want to rent out their units.

I have been trying to get a hold of a manger for a week now

Rent too high for a one bedroom apartment.

March of 2020, we moved into a "classic" loft apartment. Since then, we have had a. 2 water leaks related to the ice storms, neither of which were actually in our apartment, but in the apartment behind us. The first one resulted in our staying in a hotel for 8 days, with an adjustment applied to our rent. The second resulted in a one night stay, no adjustment necessary. b. a refrigerator replaced within 2 hours of our old one dying. c. a dishwasher replaced within 3 days of the old one leaking-repairs made to the wall that was soaked from the leaking dishwasher. d. still waiting on a ramp to be built so my husbands electric wheelchair could be full utilized. (I have to lift it up the curb and up onto the porch landing as there are no ramps attached to any of our sidewalks. e. Overall, we have had 5 different managers for the complex, and 2 different management companies, 3 different maintenance managers, and at least 6 different maintenance workers. (This speaks to upper management issues I believe.) f. our signed leases have been lost numerous times, even though they were signed online.
