Staff are wonderful, but we’ve had problems since moving in. Some resolves, while others still unresolved. It was not disclosed to us at the time of move in that a ballroom dance studio occupied the commercial space directly below our unit. There is no soundproofing between units so for the past 4 months we’ve been receiving complimentary dance lessons by way of our ventilation systems. On top of it all, we found out our unit was previously vacant and the show unit for prospective tenants. This meant all appliances needed to he replaced during the first month of us living here given their infrequent use at the time.

I have moved into Dvora Hamilton House and from the first month we were having issues with the hability of the unit. No heat for over 2 months during the winter. In unit dryer broke down and took the management over 3 weeks to acknowledge the issue and fix it. Refridgerator broke, all of our recently bought groceries were spoiled - took management 2 weeks to fix the issue. When we asked Dvora to take responsibility they have ignored our emails and contact for a month before we received a reply from them. We have felt quite disapointed living here.

Despite asking for feedback in occasional surveys, management rarely responds to customer feedback. Here’s what you need to know: *Building is in a great, mostly quiet location in Jersey City. Great for young families, which are most of the residents. Lots of more transient residents in recent years, some really rude and exhibiting bad and even dangerous behavior we’ve had to report. *Units are nice but rents are high and there have been spurts of several maintenance issues at once that can take months to get answered. You constantly have to hound them. *New management says they will fix things but they have made you go through a really flawed and buggy app for requests and issues and the office doesnt respond or ghosts you constantly. *Very worst thing are all the junk fees in recent years. When we moved in, we paid one “amenity fee” of $50 for everything. Now, it costs us more than triple that for less services. Worst of all is a bogus Cargo package junk fee to merely accept your packages at the front desk. If you don’t pay, they send your packages back. Makes no sense as they pay extra staff (its the same price to deliver packages to your apartment) when the night concierges have little to do and can easily sort packages during their shift. They make us pay so much extra now for services we don’t want or have to pay in other buildings and don’t listen to our suggestions that would be more cost effective for them and us. *A lot of our best neighbors have moved because of all of this but the building doesnt respond to complaints. *Building staff has been great but always very high turnover.
