The Greenehouse

Having lived at The Greenehouse for the past year, I’ve had a mixed experience. On the positive side, the units are well-designed and feature beautiful accent brick walls that add character. Maintenance is usually prompt, addressing issues efficiently when needed. The building’s cleanliness is well-maintained, which I really appreciate. However, parking is a significant downside. The parking garages start at $150 per month, which feels steep, especially given that there is no street parking available. This can be a major inconvenience for residents with cars. While the building offers some basic amenities, they are really just the bare minimum. The rooftop has potential, but it’s in need of proper investment—quality patio furniture and better lighting would make a huge difference. The same could be said for the courtyard, which could be much more inviting with a little extra attention. Another issue is the package room, which is too small and often overcrowded. It’s extremely difficult to find packages when the room is full, and more storage space or a better system would be a major improvement. Lastly, the walls in the apartments are surprisingly thin. I can hear my neighbors more than I’d like, which affects the overall comfort and privacy of living here. Overall, while the apartment units are great and maintenance is responsive, the lack of parking, underwhelming amenities, and thin walls are major drawbacks to living here.

Junk Fees for Profit

Bundled pre-existing "amenities" – we're talking a small gym and a courtyard – with forced internet so now my internet bill will be $70 instead of $45 with my own individual account. Pretty shady and transparent profit grab. Would've been easier to just raise the rent, rather than charge us almost double for internet and call it an amenities for a tiny gym that was already here.

Worthy the Lease

It's located in city, by hospital, Camden Yards and M&T Stadium. Noise is to be considered as it does not bother me at all but I'm speaking in terms of my guests and families. Should have some kind of additional privileges, an agreement with partnering parking management at Hilton or University of Maryland garage (for public use). Zero effort to resolve the parking issues. Residence parking permit does not extend to this building as it does not fall into the zone area. Management are mostly great, at some point - they, unfortunately practice the ghosting, ignoring or postponing the requested tasks. They haven't not washed outside windows for the past 8 years. Fog and streaks cannot be reached from inside. Beautiful views from floor 4 and up. Laundromats sometimes are slightly filthy, thanks to residents AND the maintenance for not keeping it clean often enough and they do break down. Elevators, infamously for breaking down. Kitchens are amazing. Rooftop is nice, roomy and amazing view.
