Remodeled but Expensive

I moved here in 2021 into a newly remodeled unit 2b1b, 2nd floor with vaulted ceiling. I didn't see my specific floor plan before moving in. Bathroom vanity area is spacious but bathtub/shower and toilet area with an additional doorway was very disappointing and very narrow. But granite counter tops and stainless steel appliances are nice. Maintenance, front office and construction crew had a hard time coordinating/communicating after I moved in to get last finishing details completed like spackling and paint, and replacing a door with a hole etc. They couldn't figure out who would do the job. Maintenance came twice to take photos. This process lasted 2-5 months. Maintenance has been better in fulfilling requests as they hired more people. Also disappointing is that there are no ceiling lights in the bedrooms or the living room. You'd think as much as rent is they could have added this during the renovation. I had to purchase lamps for all those rooms. Sundance doesn't have an option to have a guarantor to co-sign on the lease. For example if the lease holder can't pay rent, the guarantor will. I'm a single person and can't afford the rent. But a family member(that lives out of state) had to be put on my lease as an additional renter. This has been frustrating, as with any changes made to the lease, they have to also sign. And Sundances email seems to always be faulty and glitchy and documents aren't able to be signed. A year ago a large tree was removed just outside my patio. They just got around to removing the stump and planting grass seed. But on a positive note alot of work has been done this summer (2023) to beautify the property like power washing the stairs, walkways, and patios. Rotting wood trim on buildings was replaced. All white wood surfaces and trim including stairways/patios were painted. Trees were trimmed. Parking lot was patched and paved. And additional umbrellas, chairs, couches and pillows were added to the pool this summer.

Pet Policy Pets are welcome members of the Edward Rose & Sons family and are an important part of our community! For existing residents who are considering adding a pet or for new residents joining the community, we’re excited that you will be expanding your family and want to help by bringing some considerations to your attention before doing so.   Two pets per apartment are permitted. Combinations of dogs and cats are permitted. The weight of any individual dog or cat should not exceed seventy-five (75) pounds.  The combined weight of any two (2) animals will not exceed one hundred (100) pounds. Dog breed restrictions include the following:  Pit Bulls, Rottweilers, Chows, Doberman Pinschers, German Shepherds, Siberian Huskies, Alaskan Malamutes, Akitas, American Staffordshire Terriers, Great Danes, Perro de Presa Canarios, Wolf Hybrids, Dogo Argentino, Fila Brasileiro, Japanese Tosa or any dog that has any previously listed breed’s lineage. Only commonly accepted breeds of domestic cats are permitted under the Addendum. Pets must be on a leash, controlled by the owner at all times when outside of their apartment Residents are responsible for pet damages within the apartments and outdoor landscaping. Pets must be curbed away from landscaping such as shrubs, flowers, small trees Domestic birds and fish are not included in the pet policy All pets must be spayed or neutered and are not allowed to have offspring while residing in the Apartment. Pet(s) must be housebroken. Immunization records & local licensing laws are required. Pet Fees: One-time non-refundable pet fee of $300 per apartment and a monthly pet rent of $30 per pet are required.
