The best qualities at 655 W Grace - the parking and the free gym - cant even be given full stars. That's because there's repeatedly maintenance on the parking lot, requiring residents to pay for parking elsewhere without reimbursing our monthly parking rent, and the gym has barely any machines available and the wipes are left empty for months without replacement. Four washing machines in a 5 story building is laughable, especially considering how tiny the washers are. The dryers barely even work and vent out into the building's lobby, which fills it with humidity and dust. These very limited machines are frequently out of service too. It's not even worth trying to use them anymore. Pests are a problem too, and it's impossible to do anything about them without putting our entire lives on hold because preventative AND requested pest control is only ever available the day of the week you choose during a 7 hour time table. Especially when residents have pets that need to exit the unit in order for pest control to take place, in what world is that fair or realistic? The in-house staff are kind and mean well, but they're clearly spread too thin and not offered enough support by management to effectively do their jobs. And the leadership by Group Fox is completely neglectful. Far too many responsibilities are outsourced to tenants when they should be handled proactively by management. Instead of sending repeated passive aggressive emails about not moving laundry from finished machines, maybe use the thousands you make on rent every month to invest in having enough for everyone. We don't need purely cosmetic seasonal greenery that attracts more pests and locks prospective renters into year long leases before they have time to see the problems with your building. We need to be able to CLEAN OUR CLOTHES. P.S. "Door-delivered holiday bags" that never show up or "free food in the lobby" that's a dozen donuts and one box of coffee are insulting wastes of budget. Don't bother.

Ok except for irresponsible "youths" who treat the premises as a college dorm. Also thought this was still a no smoking facility.

Laundry room matience is not kept - cameras in lovbu do not work causing serious risk to all residents as that has never been communicated

From move in day on it has been lovely living at Grace Shores. Emir is an excellent and attentive building engineer and responds quickly to concerns. Work orders placed online receive timely and competent attention. My only complaint is regarding the parking area. Despite paying quite a bit for a covered parking space, spots are extremely cramped and have led to having my doors blocked in. I also had someone else park in my spot on two occasions, which was frustrating, but was addressed quickly. Additionally, parking was unavailable for a period of time this summer for repaving, though this did not seem to bring much improvement to the lot, as this would have been an opportune time to address the crowded layout. Overall, the best parts of living in this building are the quality of the maintenance, the great location, and the cleanliness and safety of the building in general. Group Fox does a good job.

I recently moved in and have overall had a good experience. The parking is a great addition to have in this area. It is shockingly quiet in the building and on the street. Elevators are good and clean. Laundry is rarely full, so it is easy to put a load in on weekends without wait. The one main downside/issue is the smoke smell!! I constantly smell a strong cigarette/smoke smell in common areas, and it comes in my bathroom vent, smelling up my apartment. Wish management would work to prevent smoking in common areas better, as it affects us who have asthma, and saw this was listed as a non-smoking building, I guess not... yuck!
