Great location

Great location. Maintenance app usually won't respond but if you text the person you've communicated with they respond and are on it. Floors squeak but overall no complains. Unit has laundry and everything you can need.

Great apartment

4226-30 Whipple is a very nice apartment building, in a great location. It's very close to many nice parks and riverwalk, easy access to I-90/94, blue and brown lines, and to LSD. The neighbors are nice and the building is quiet. My unit was a front one with big nice windows. The balcony is big enough for 2 armchairs and table, or hammock. The kitchen is tiny but has a great side-by-side refrigerator/freezer and dishwasher. The best features are the in-unit laundry and individual central air/heater. Parking on the street is very busy especially after 8 pm. The building could use some TLC on gates, the gangway sidewalk, and have more trash dumpsters. Management was fine when changed to Schubert but after Covid communication was not the best. Maintenance is good but it always took a long time to have things fixed. Be aware the flooring is very unleveled and heavy furniture will need to the leveled and anchored to walls. Overall, I loved living there.

Property Management Group Needs Work

I think that Schubert Properties has good intention, but they need to get it together and become more organized. Werner is the only person who seems to be working over there. He's a really great guy but only having one person handling problems is ineffective. I've waited over 3 months to get simple things fixed and from what it seems, if you want anything fixed you have to do it yourself. The maintenance system is not functional at all and it seems that it's only dispatched if the building is on fire or flooding and an investment is at risk. I'm really going the Schubert gets things figured out because the building has a lot of potential to be great and if action isn't taken soon, I can see equal opportunity for the opposite. Apparently rent has gone up a hundred dollars a month every year and many of the previous tenants did not take care of the apartments when they were in new condition. If the new tenants are paying way more, respecting and maintaining their spaces, expectations should be met, if not exceeded.

Pets are limited by breed. There is a limit of 2 pets per apartment. In general, only common, domestic, non-aggressive animals will be accepted.   No exotic pets (such as reptiles, ferrets, pot belly pigs) are permitted.  Birds, if permitted, must be caged at all times.  Fish tanks, if permitted, may not exceed 40 gallons and must be properly supported.  Dogs, if permitted:  at a minimum, residents will not be allowed to have a dog that is a Pit Bull, Rottweiler, Doberman, German Shepherd, Malamute, Bull Terrier, wolf-dog hybrid, Chow-Chow and any dog that manager believes, in its sole discretion, is a cross  breed of or related to any of these breeds.  We may also restrict any breed that becomes known as aggressive, in our sole discretion.  Other animals may be excluded.  We may require the removal of any pet that shows aggressive behavior.  Pet rules apply to all pets at the Community, including those pets that are visiting or are temporary.
