Fantastic place and location

Valley Manor is a wonderful apartment complex with a very responsive resident manager. You can't beat the location obviously as it is walking distance from Valley Fair Mall and Santana Row. This is a gated community and has plenty of parking for both residents and guests.

Valley Manor Review

Lived here for 3 years. It has been great, although since the new ownership, rules have gotten much more strict. It is located on a bust street, so you do have to deal with traffic noises and the occasional homeless lingering around (there is a 7/11 next door). But it is overall a great location, walkable to Santana Row and Valley Fair and some great restaurants. It seems as though the maximum rent increases are always applied, so prepare for the year over year max increased rental cost.
