The nieghborhood is what it is- THere are great parts and not so great parts about the Tenderloin and anyone considering living here should spend some significant time hanging out in the community to see if they enjoy it before making the decision. The great parts are the closeness to everything in the city, transportation, physical location of freeways and other neighborhoods. It's affordable to live on your own, and have more space in your apartment than you might in another neighborhood at a fraction of the cost. The downsides (other than the general rift raft) can be noise- so try to get you an apartment that DOES NOT face street and it will make a big difference. 455 Hyde is interesting in that I think is going through a lot of changes- after years of a drill sargeant building manager that (while possibly bordered on not legal) ways of operating, kept a very keen eye on this property and it was in tip-top shape. Followed by someone that had a lot of outside responsibilities that became evident overtime in his lack of care in the job here. Followed by a really bad building manager who didn't even live here, and was extremely immature both personally and professionally, causing bad relationships between the tenants. Unfortunately between manager #2 and #3 very unqualified and unstable people have moved in and started trashing the place. Garbage often left in lobby, the posts knocked off the stairwell railings, the basement has been littered with literal trash on multipole occasions. No one takes accountability of ownership over the space we live in. This has pigeoned-holed the long-term tennants into a corner of the old and the young. The young people who have lived here for a whle have very different concerns about the "trouble maker" tennants than the older people. The old people constantly complain about noise and elevatorsI just met Matthew the new building manager and I think he is probably the best one yet, and seems to really care.

Love my Apartment and Love The Bulding, outside is Different Story but living for more than 20 years in the Tenderloin I'm Used to it.

I’m really glad I found the place. I was considering another unit that didn’t have nearly as much charm that was almost the same price. But despite the beautiful butterfly neural on the building and my lovely, sunny studio interior, things have been less sunny when I’ve tried to get basic Maintenance request like getting my name on the intercom or getting some spare touchup paint. And while the current building manager has been very friendly and I’m appreciative to remain a good resident, It’s been somewhat more troubling that management seems to have brushed off a concern I had about an inconsistency with paying utilities in the lease that was not disclosed and didn’t follow its own rules as specified in the lease.

The patio in the back needs a refresh. It is a great space but should be kept up better. Also several times there have been homeless persons clothing in the laundry room. Left in the wash. It’s gross. Also the common areas need to be cleaned better and more often. Lastly, with the amount of construction, water being turned off, elevators being down, no discount or compensation has been offered on rent , and it should be.

My apartment itself is beautiful. However I do not like that the building manager actively watches security cameras and texts you regarding your actions on them- it is an invasion of privacy, and I do not like to feel like I’m being watched by someone all the time. Base rent price was reasonable for location, but they did not make it clear there would be about $200 in extra costs per month, water/wastewater, trash on top of that. It is expected those things are included in the rent , and the lease did not specify that they weren’t. The building is beautiful inside and I love the patio. The elevators are terrifying and have left many people stuck in them. The location is to be expected, but fortunately the building provides protection from that.
