Additional Rent.  The monthly rent due for each cat or dog is $35 and commences with the date your pet moves into your Residence. This amount is Additional Rent and must be paid in advance, on or before the first of the month. Payment instructions are specified in the Agreement. 3. Number of Pets.  The maximum number of pets you are permitted is two (2). 4. Photo, License and Shot Records.  You must provide Landlord with a current photo and with proof of current license and vaccinations as required by local laws for your pet (including assistance animals).  These items are required on or before the date your pet moves into your Residence. You must thereafter provide an updated photo, license and vaccinations as requested by Landlord from time to time. 5. Dog Breed Restrictions.  The following breeds are not allowed at the Property. This restriction includes any dog that has any of the following breeds in its lineage: Akita Alaskan Malamute Chow-Chow Doberman Pinscher Tosa Inu Dogo Argentino Pit Bull (aka American Staffordshire Terrier, American Pit Bull Terrier, Staffordshire Bull Terrier) Rottweiler Shar Pei Cane Corso Perro de Presa Canarios Wolf Hybrids Other breeds if and as added by Landlord from time to time You are responsible for knowing the lineage of your dog and for correctly identifying all breeds in that lineage when submitting information to Landlord about the lineage or type of your dog.   6. Waste Disposal. Dog owners must dispose of all dog waste in a bag. We provide pet waste depositories at the Property for proper disposal of the bags. If you are not near a depository, or if all depositories are full, dispose of the bag in a Property trash container. In all cases, you must place the waste in a bag before disposing. 7. Waste Identification.  At our sole discretion, we may submit a sample of any waste (not properly disposed) to our DNA registry vendor for DNA comparison and identification. If our vendor determines the waste was from your dog, you agree to reimburse us for (i) our cost to sample, package and send the waste to our vendor and to have the sample analyzed; and (ii) our maintenance and cleaning costs to properly dispose of the waste and its remnants. You agree to reimburse us for all such costs within three (3) days of our request for payment.

Azulon Review

My wife and I have been here for 4 years and we ae very pleased with our stay here. The complex is well appointed and parking adequate. Staff is supportive and always encouraging of us. We are happy with our living space and its support elements (i.e., kitchen appliances, washer/dryer, etc.). There is much to become engaged in socially and the tenants are respectful and welcoming. We are blessed to be here!

Lovely community

I just recently moved into this lovely 55+ community. Truly, it's like living in a resort. Aesthetically pleasing and very clean. Location wise, it's close to the nearest markets and eateries. The neighbors are also friendly and respectful. The leasing office staff and maintenance staff are wonderful.

I lived in this apartment for 2 years and 11 months. I appreciate the overall cleanliness of the apartment. I wanted to express my gratitude to Sam and his staff for being so nice and great to me and my husband. One thing nice living here is they always prompt in responding maintenance request and fixing issues.

Nice community

Lived here going into 3rd year. The community is nice & friendly, fun residents. Management has great activities calendar with exercise and get together events. Property maintained nice, and maintenance staff friendly and prompt always. However, some issues I've experienced & unhappy about. My carpet was not new when I moved in & is very worn. Even though I have it cleaned with lease renewal, they are unable to get the black spots out near metal trim going to hardwood floor. In order to have new flooring installed, management advised I have to pay for the new flooring. Why would I do that when I do not own this apartment or the building it is in? And yet I still get a full rent increase every year with the worn carpet made known to management. The other issue is they will not keep a list to advise current residents of new apartment availability when a resident wants to move to larger apartment or a quieter area within the property. We only find out about availability through Azulon website like the public & more often than not there is no availability reflected on the website even though there may be empty apartments around the community. With this being a nice community and most always filled, it appears management does not care if we stay or move away because they know they can rent our apartment soon so we must accept these issues or move from the community. Lastly, Azulon needs bigger pet areas & better maintained. Pet areas too small for dogs over 10lbs & get too swampy before new sod added so dogs don't want to go in to use it. A pet run would be nice for dogs to play and exercise.
