Houston’s average rent was $1,106 in October

Houston’s average rent reached $1,106 in October, after a 0.8% decrease since last year. One of Texas’s largest job hubs and a renter household-majority (57%), Houston is a desirable place to live and work in, with apartment prices below the national average of $1,464.

Houston’s rent compared to surrounding cities 

The average rent for an apartment in Houston decreased compared to Pearland ($1,365), where prices went up by 1.7% since last year, and The Woodlands ($1,523), where rent went up by 3.5%.  

What it costs to rent in the largest renter hubs in the Houston area

The city with the largest renter share is Houston (57%), followed by Galveston, with 56% renter households. In Galveston, apartment rents increased by 0.7% since last year, reaching $1,104. Pasadena, with an average rent of $915, has the third largest share of renters (47%) and has experienced a rent increase of 3.4% since October 2019. In Conroe, where 45% of homes are renter households, the average rent is $1,126, going down by 0.6% in the past year. Apartments in Baytown, where 44% of homes are rented, cost $958 per month, an increase of 3.1% in one year.

The priciest and cheapest cities for renters in the Houston area

The Woodlands is the priciest city for renters in the Houston area, with apartments renting for $1,523 per month. The average rent for apartments in Pearland is $1,365, the second most expensive, while Sugar Land ($1,338) comes in third.

For renters in search of budget-friendly apartments, Pasadena’s $915 average rent is the cheapest in the Houston area followed by Texas City’s $942 rate. Baytown rentals are the third least pricey on the list, with a $958 average apartment rate. These are the only cities on our list with an average rent under $1,000.

RENTCafe.com is a nationwide apartment search website that enables renters to easily find apartments and houses for rent throughout the United States. 

The data on average rents included in our reports comes directly from competitively-rented (market-rate) large-scale multifamily properties (50+ units in size), via telephone survey. The data is compiled and reported by our sister company Yardi Matrix, a business development and asset management tool for brokers, sponsors, banks and equity sources underwriting investments in the multifamily, office, industrial and self-storage sectors. Fully-affordable properties are not included in the survey and are not reported in rental rate averages. Local rent reports include only cities with a statistically-relevant stock of large-scale multifamily properties of 50+ units.
